City of Santa Ana <br />Environmental Checklist <br />City's Municipal Code, the P district has the following development guidelines related to building <br />heights: <br />(a) No structure shall exceed thirty -five (35) feet in height except as provided by section 41 -602 <br />for Height District H. <br />(b) Notwithstanding the provisions of section 41 -602 (d), all structures shall not exceed three <br />(3) stories or thirty -five (35) feet within one hundred forty (140) feet of property used or zoned <br />for residential purposes. <br />(c) Notwithstanding any other height provision of this chapter, all structures shall not exceed <br />two (2) stories or twenty -five (25) feet in height within the rear fifty (50) percent of a lot <br />abutting on the rear property line of property zoned or used for residential purposes. <br />The project proposes buildings that exceed these height restrictions. As shown in Table 3 -12, <br />buildings D, F, G, and H are proposed to be higher than allowed by the P zoning designation. <br />Buildings D, F, and H are within the rear 50% of the project site and are adjacent to residential <br />buildings. Thus, these buildings are restricted by the zoning code to a maximum height of 25 -feet. <br />Building G is proposed to be over the general 35 -foot height limitation for the P zone. These building <br />heights are part of the P zone to ensure that development is massed appropriately and not in conflict <br />with adjacent residential areas. <br />Table 3 -12. As described in Section 41 -322 of the City's Municipal Code, the <br />P district has the following development guidelines related to building heights: <br />A six -foot high minimum solid decorative masonry wall designed in the same manner as the <br />proposed building shall be provided along the side and rear property lines. Notwithstanding, <br />said wall shall not exceed forty-two (42) inches in height within twenty (20) feet of the property <br />line abutting a street. If the site is abutting a nonresidential use, the wall height requirement <br />may be reduced by the planning director. <br />The project proposes that the existing walls bounding three sizes of the project remain.
