Principal Planner Sergio Klotz presented the staff reports and recommendations. <br />He introduced City Ventures representative, Kim Prijatel, who was available to <br />address the Planning Commission inquiries. <br />Commission requested clarification on the number of units and cost, the <br />conditions regarding stucco finish and window installation, rear yard setback, and <br />the need to indicate the location of the public parkway on the tract map. <br />Condition 3 was amended to read, "The covenants, conditions, and restrictions <br />' (CC&Rs) shall be reviewed and approved by the Planning Division prior to <br />approval of the final tract map, and shall be recorded prior to the issuance of <br />building permits." Clarification that the total number of units included on the staff <br />reports should have all been "25." <br />2. TENTATIVE TRACT MAP NO. 2013-02 <br />Filed by Bill McReynolds, City Ventures Inc., requesting approval of a subdivision <br />map to facilitate the development of an eight-unit residential project located at 620 <br />East Fifth Street in the Transit Zone Code (SD84) zoning district.
