Principal Planner Sergio Klotz presented the staff reports and recommendations. He introduced City Ventures representative, Kim Prijatel, who was available to address the Planning Commission inquiries. Commission requested clarification on the number of units and cost, the conditions regarding stucco finish and window installation, rear yard setback, and the need to indicate the location of the public parkway on the tract map. Condition 3 was amended to read, "The covenants, conditions, and restrictions ' (CC&Rs) shall be reviewed and approved by the Planning Division prior to approval of the final tract map, and shall be recorded prior to the issuance of building permits." Clarification that the total number of units included on the staff reports should have all been "25." 2. TENTATIVE TRACT MAP NO. 2013-02 Filed by Bill McReynolds, City Ventures Inc., requesting approval of a subdivision map to facilitate the development of an eight-unit residential project located at 620 East Fifth Street in the Transit Zone Code (SD84) zoning district. Tentative Tract Map No. 2013-02 (County Map No. 17406) is a subdivision of property for condominium purposes, thus allowing the sale of residential units.
