If these are to be <br />included in the management fee, please provide a current schedule / frequency of <br />such cleaning. <br />A. The items listed in Exhibit A -4 are reimbursable expenses and are not to be included in <br />the management fee. <br />12. What are the City's payment terms? <br />A. The City's payment terms are 30 days from date of service. For any reimbursable <br />expenses that exceed the related month's revenue, the operator will carry over that amount <br />to be covered by the following month's revenue if the amount of expenses exceeding <br />revenue is $10,000 or less. For any amount above that the City will issue payment to the <br />operator. The management fee will be deducted from revenue to arrive at the amount due <br />to City or amount due to Operator. <br />13. Does the City contract directly with an elevator maintenance company? Are all <br />elevator repair expenses paid by the City? <br />A. The City does not contract directly with an elevator maintenance company. The <br />parking operator is responsible for maintaining the elevators. This is a reimbursable <br />expense. <br />14. Who services the sump pumps and does the City contract directly for this service? <br />A. The parking operator is responsible for service of the sump pumps. This is a <br />reimbursable expense. <br />15. Who is responsible for the cost of Garage Signage? RFP only discusses vehicle <br />signage. <br />A. The parking operator is responsible for maintenance and replacement of all interior and <br />exterior signage. This is a reimbursable expense. <br />16. Does the City wish to keep the current security company? Can the operator propose <br />alternative options? Is the security contract between the parking operator and <br />security firm or between the City and security firm? When does the current <br />contract expire? <br />A. The security contract is between the parking operator and security firm. It is up to the <br />discretion of the selected parking operator if they choose to contract with the current <br />security company. The parking operator can propose a security firm of their choice, but <br />must have Santa Ana Policy Dept. approval prior to commencement of work. Currently, <br />
