Adopt a resolution approving Site Plan Review No. 2013 -05 as conditioned. <br />DISCUSSION <br />Reauest of the Applicant <br />Mr. Ryan Ogulnick with Vineyard Development is requesting approval of an amendment to an existing <br />specific development zone (zoning ordinance amendment) and site plan review to allow the <br />construction of a multi - family residential project with 182 units at 301 East Jeanette Lane. <br />Project Location and Site Description <br />The proposed project lies within the City Place development (SD -59), a master planned, 18 -acre <br />mixed -use project located on the north side of Memory Lane between Main Street and Lawson Way <br />to the city border. <br />The subject site is situated on an approximately two acre vacant parcel located on the northeast <br />portion of City Place and generally bounded by Lawson Way on the east, Jeanette Lane along the <br />south to the existing City Place development to the west and to the city border on the north. The <br />subject site is located within Specific Development No. 59 (SD -59) zoning district and has a General <br />Plan Land Use designation of District Center (DC), which permits residential development. <br />Currently, the City Place area is developed with approximately 58,000 square feet of retail space, 73 <br />live -work units and 112 residential townhome units. <br />EXHIBIT A <br />75D -3 4 <br />
