The terraced garden forms a backdrop to a <br />public art piece and lobby entrances at the east and west comers of the project. The center courtyard <br />forms a more intimate environment offering a pool, spa, and garden lounges for the residents. Large <br />cuts in the building along the south side of the courtyard craft distinctive sky deck patios, while letting <br />south facing light to filter into the open space below. The project will host a variety of additional <br />amenities for the residents, including a fitness center, resident lounge, and outdoor gathering facilities. <br />The project's bold material palette playfully juxtaposes the darker color of the exterior with the warmth <br />of the wood cuts that form French balconies for many of the street facing apartments. Interior <br />courtyards are designed with a lighter and more delicate screen of shifting wood slats. Many of the <br />project's walkways are outdoors along the courtyard perimeters, allowing for cross ventilation through <br />the units and the opportunity for residents to engage with the community's social activities. <br />The architectural style proposed for this mid -rise project is contemporary. Proposed building materials <br />include wood siding, fiber cement panels, wood louvers, wood board and batten, metal handrails and <br />aluminum doors and windows. The project includes a consistent roofline, varied facades and <br />architectural projections and overhangs at key locations, with the highest point of the building at <br />approximately 60 feet. <br />Amenities — Exterior amenities include water features, landscaping and public art. Two courtyards <br />and a podium level area will provide the majority of the open space. The courtyard areas will provide a <br />connection to the ground level, having direct pedestrian access to the street level. The courtyards are <br />defined by landscaping, decorative pavement, fire pits, seating areas and water features. The podium <br />level area will provide a pool and spa, outdoor barbeque area, fire pit, landscaping and seating areas. <br />The project is proposed to have two additional amenity areas: a resident lounge located on the second <br />level of approximately 950 square feet and a fitness center of approximately 1,540 square feet is also <br />proposed.
