Adopt an ordinance approving Amendment Application No. 2013 -04 and Specific <br />Development No. 86. <br />2. Adopt a resolution approving Tentative Tract Map No. 2013 -05 (County Map No. 17546) as <br />conditioned. <br />3. Adopt a resolution approving Site Plan Review No. 2013 -04 as conditioned. <br />PLANNING COMMISSION ACTION <br />On September 23, 2013, the Planning Commission recommended that the City Council adopt an <br />ordinance approving Amendment Application No. 2013 -04 and Specific Development No. 86; <br />adopt a resolution approving Tentative Tract Map No. 2013 -05 (County Map No. 17546) as <br />conditioned; and adopt a resolution approving Site Plan Review No. 2013 -04 as conditioned by a <br />vote of 6:0 (Alderete absent) for a new 28 single - family residential development at 4226 -4306 <br />West Fifth Street in the General Agricultural (Al) zoning district. The Planning Commission made <br />no changes to the recommended conditions of approval outlined in the attached staff report <br />(Exhibit A). <br />DISCUSSION <br />The approval of this project will allow for the development of 28 new single - family detached <br />residential units. The project applicant, City Ventures, specializes in the re -use of infill properties, <br />such as this one, which has been blighted for many years. The project is exempt from further <br />environmental analysis due to the fact that it is an in -fill project of less than five acres within an <br />already urbanized area. <br />75C -1 <br />
