5. Sales of new (or new and used) motorcycles or new (or new <br />and used) personal water craft (e.g„ wave runners) only in <br />conjunction with an approved dealership which is located on <br />a parcel fronting Edinger Avenue; provided, however that <br />any used motorcycle or personal water craft sales must be <br />ancillary to the new sales, which at a minimum shall mean <br />that the majority of area devoted to indoor or outdoor display <br />shall be for new products. <br />B. Uses permitted subject to a conditional use permit: <br />1. New car leasing office not in conjunction with a new car <br />dealership. <br />2. Parking structures not exceeding five levels and not higher <br />than 60 feet. <br />Section 4. Development Standards. <br />A. Building Setbacks. <br />1. Showroom buildings. <br />The glazed surface of all showrooms shall be a minimum of 40 <br />feet and a maximum of 100 -feet from the front property lines. <br />2. Service /Accessory structures. <br />All service /accessory buildings shall be setback a minimum of <br />85 feet from the Edinger Avenue right -of -way and shall be <br />located and designed so that display areas, setbacks, paving, <br />fencing and landscape patterns along Auto Mall Drive are <br />maintained. <br />All service /accessory buildings shall be setback a minimum of <br />80 feet from the Auto Mall Drive right -0f - -way. <br />3:. Parking Structures. <br />All parking structures shall be setback a minimum of 130 feet <br />from all public and private street right -of -way. <br />B.
