The units screening the <br />structure along First Street have a Shopfront look, consistent with their live /work use, and a <br />townhouse configuration. The units along the East Fire Lane are also townhouses, rather than <br />stacked flats, and the fire lane has been designed as a small street with sidewalks and street trees. <br />Some of these units have private garages. The overall unit mix has a wide variety of floor plans <br />and sizes, which allow for enhanced architectural articulation on all of the building elevations. <br />The project was also extensively reviewed by the City's urban design consultant, John Kaliski. Mr. <br />Kaliski's analysis focused on the MEMU Section 5 — Design Principles. The <br />project was peer reviewed by a second architectural <br />firm and design workshops were conducted with City <br />staff and the Planning Commission in the early phase <br />of design. <br />5.4 Massing <br />The building planes were provided with breaks and <br />the building incorporates a variety of massing and <br />forms to introduce variety at the ground plane and <br />skyline. <br />5.5 Facades <br />Street facing facades include a variety of frontage <br />types and details, the building facades are articulated <br />through the use of varying window types, colors, and <br />architectural pr o'actions. <br />5.6 Ground floor uses <br />Ground floor uses are oriented towards street - facing <br />pedestrian accessibility. <br />5.7 Community connections <br />The project is designed with a high degree of <br />pedestrian accessibility. <br />5.9 Parkin <br />Parking is completely screened from public view. <br />5.10 Energy conservation — shade and <br />The project was analyzed for solar access and it <br />shadow <br />com lies with this guideline. <br />5.11 Residential unit size <br />The average unit size of the project is 1,036 sq. ft. <br />with unit sizes weighted more heavily towards larger <br />sized units. <br />75A -13 <br />
