of stations, schedule, and run times for each station, <br />turf, ground cover or shrub irrigation, condition of site, <br />and repairs made for each station. <br />d. Contractor shall maintain a log at each controller <br />location. <br />e. Contractor shall provide efficient use of water at all <br />times. The controllers shall be programmed and <br />monitored to maintain adequate moisture, optimal for <br />growth and appearance, while eliminating excessive <br />runoff. Adequate soil moisture shall be determined by <br />visual observation, plant resiliency, and turgidity, <br />examining cores removed by soil probe, moisture <br />sensing devices, and programming irrigation controllers <br />accordingly. Considerations must be given to soil <br />texture, structure, porosity, water holding capacity, <br />drainage, compaction, precipitation rate, runoff, <br />infiltration rate, percolation rate, evapotranspiration, <br />seasonal temperatures, prevailing wind condition, time <br />of day or night, type of plant and root structure. <br />f. Contractor shall be responsible for and bear the cost of <br />service and repair to all irrigation components from the <br />remote control valve, downstream (including the <br />remote control valve). The responsibility includes, but <br />is not limited to, the remote control valve, flow sensors, <br />lateral lines, fittings, risers, all sprinkler heads, and drip <br />irrigation components. <br />g. Monitoring Systems: Contractor shall weekly inspect <br />the irrigation systems for broken and clogged heads, <br />malfunctioning or leaking valves, or any other <br />condition, which hampers the correct operation of the <br />system. Authorization must be obtained from the <br />Project Manager or designee before proceeding with <br />work not covered under normal maintenance work and <br />the malfunctioning sprinkler system area shall be <br />irrigated by a portable irrigation method until all <br />authorized repairs have been completed to the Project <br />Manager or designee's satisfaction. Each irrigation <br />controller(s) and system shall be checked weekly for <br />proper water scheduling and coverage. Make all <br />necessary adjustments to heads, which throw onto <br />roadways, walkways, windows, or out of intended area <br />of coverage. Contractor shall clean and adjust <br />sprinkler heads as needed for proper coverage. Each <br />system shall be manually operated at the irrigation <br />controller and observed on a bi- monthly basis. <br />Controllers shall be programmed to water during <br />nighttime hours between approximately midnight and <br />
