Adopt an ordinance approving Amendment Application No. 2014 -01 for the Town and Country <br />Manor Specific Development No. 87 (SD -87). <br />PLANNING COMMISSION ACTION <br />On April 14, 2014, the Planning Commission recommended that the City Council adopt a <br />resolution certifying Final Environmental Impact Report No. 2010 -01 and approve the Mitigation <br />Monitoring Program; adopt a resolution approving General Plan Amendment No. 2014 -01; and <br />adopt an ordinance approving Amendment Application No. 2014 -01 for the Town and Country <br />Manor Specific Development No. 87 (SD -87) by a vote of 6:0 (Nalle absent) to allow the <br />construction of Park View at Town and Country Manor senior residential tower at 555 East <br />Memory Lane located in the Suburban Apartment (R4) zoning district. The Planning Commission <br />made no changes to the recommended conditions of approval outlined in the attached staff report <br />(Exhibit A). <br />DISCUSSION <br />The Park View at Town and Country Manor tower will be an eight -story, 174 -unit independent living <br />facility for active seniors. The tower will not contain any "for sale" units and will be a regulated <br />residential care facility for the elderly. Fees will be charged for services such as common dining, <br />cleaning, laundry, and recreational activities provided for each unit. The tower will consist of <br />approximately 348,378 square feet of area, including 230,670 square feet of residential and <br />ancillary/support uses and 117,708 square feet for the three level subterranean parking structure. <br />The parking structure will contain parking for 260 vehicles and have a storage area for each unit. <br />75A -1 <br />
