If building height is more than 200 feet above ground, the project would need to file <br />with the Federal Aviation Administration (FAA). The 8 -story project structure is 123 feet in height, <br />and will not require filing with the FAA. The proposed project will not result in a change in air traffic <br />patterns. <br />Level of Significance Before Mitigation <br />Less than significant. <br />Mitigation Measures <br />No mitigation measures required. <br />Level of Significance After Mitigation <br />Less than significant. <br />Hazards <br />Impact 4.6 -10 The project would not substantially increase hazards due to a design feature (e.g., <br />sharp curves or dangerous intersections) or incompatible uses (e.g., farm <br />equipment). <br />[CEQA Transportation and Traff ic Threshold 15(d)] <br />Impact Analysis <br />The proposed project is located on the southwest corner of the Town and Country Manor campus at <br />the intersection of Lawson Way and Memory Lane. The site is currently a surface parking lot and a <br />lawn area. Two entrances currently serve the parking lot: one full- movement driveway on Lawson <br />Way and one right -in /right -out only driveway Memory Lane. <br />Access to the site will be via two existing entrances. The south entrance on Memory Lane will <br />remain a single right- in/right -out driveway with left turns prohibited because of a raised median in <br />Memory Lane. On Lawson Way, drivers can continue to make left turns in and out of the project site <br />via the two -way left -turn lane. Drivers exiting the site and wishing to go north can turn right onto <br />Memory Lane or Lawson Way. From there, the driver will have the option of heading north on <br />Lawson Way towards Town & Country Road or making a right turn from Memory Lane onto Main <br />Street. Drivers approaching the site from the west will have to make a left turn onto Lawson Way <br />because of a raised median that prohibits left turns into the project site from Memory Lane. <br />The site plan shows that the driveway entrance on Memory Lane will be 40 feet wide with one lane in <br />and one lane out. A 20- foot -wide fire access lane is marked on the site plan for the Memory Lane <br />entrance. The driveway entrance on Lawson Way will be 20 feet wide with one lane in each direction <br />as well. The site plan shows a 20- foot -wide driveway that connects both driveways. <br />Delivery and trash trucks will take access to the site from the driveway entrance on Lawson Way. <br />The site plan shows a loading zone, loading dock and a trash enclosure located approximately 50 feet <br />east of the driveway on the north end of the proposed building.
