Hiring Tenants: Due to concerns about confidentiality, Vista del <br />Rio tenants will not be hired for employment at the Property. <br />Vista del Rio tenants interested in working with JSCO or <br />responding to a job listing will be interviewed and considered for <br />positions in other properties in the Agent and/or Owner's portfolio. <br />d. All hiring materials will indicate that The John Stewart Company <br />is an "Equal Opportunity Employer." <br />3. The Owner requires Agent to hire personnel with previous experience in <br />their particular field. In addition, persons with a social service background <br />and/or experience working with people with physical and /or <br />developmental disabilities will be actively recruited. Nevertheless, all <br />personnel will receive training specific on JSCO's policies, procedures <br />and property management software and data input. This training will <br />include specialized training regarding compliance with all regulatory <br />restrictions that govern the property including TCAC, HOME, AHP and <br />housing authority policies and will consist of the following: <br />a. One -on -one supervision by the Property Supervisor of the <br />Property. <br />b. Written guidelines, manuals, and materials. <br />c. Periodic attendance at special training workshops sponsored by <br />various property management associations for the purpose of <br />updating and renewing work- related skills such as Affirmative <br />Marketing, ADA, Fair Housing, Maintenance and Compliance. <br />Fair Housing, ADA, Reasonable Accommodations and Affirmative <br />Marketing training will occur once a year and each participant will <br />receive a certificate of attendance. <br />d. Mandatory attendance at Owner sponsored bi- monthly trainings <br />aimed at focusing on the integration between services and property <br />management and educating the Agent and site staff about the <br />particular needs and concerns of the special needs population. <br />4. As indicated in the Management Agreement, all on -site personnel shall be <br />employees of the Agent. However, compensation payable to on -site staff <br />and all taxes and assessments incident to the employment of such <br />personnel will be treated as a Property expense and paid out of the Vista <br />del Rio' general operating account. <br />Exhibit H - 9 - <br />
