application with the earliest date will be approved. The other will go to the top of the <br />list until the next unit is available. <br />C. When the next 30 -day notice is received by management, it will be the responsibility <br />of the Property Manager to notify the applicant at the top of the waiting list. If that <br />applicant turns down the unit, the Property Manager will then proceed to the next <br />person on the waiting list. With the permission of the applicant, the Property <br />Manager will also notify the referring case manager. <br />D. After receiving a notification letter, applicants will have ten days to respond to the <br />Property Manager regarding the available apartments. If there is no response, a <br />second notice will be mailed and the applicant will have an additional five days to <br />notify management of his /her decision. <br />E. If an applicant on the waiting list rejects two units offered to him /her, this action will <br />be considered to be a withdrawal of the application by the applicant. <br />VII. General <br />Many of the potential tenants of Vista del Rio are expected to be referred from Goodwill, <br />the Regional Center of Orange County, Project Independence, OCARC, Elwyn and <br />Vocational Visions. Goodwill and ACOF staff will meet with social service agencies and <br />other interested groups to increase referrals and facilitate the application process. <br />A. Goodwill will interview the applicants to ensure that the applicant meets the <br />qualifications of the project. <br />B. All applicants will be initially interviewed by a representative of the Agent. <br />C. It will be the responsibility of the Agent to inform the applicant in writing of denial or <br />approval. <br />D. Agent will notify applicants who are denied, in writing, and the applicants will be <br />informed of their option to appeal this decision. With the permission of the applicant, <br />the referring case manager will also be notified. <br />VIII. Rejected Applications <br />A. Applications may be rejected for any of the following: <br />1. Blatant disrespect, disruptive or anti - social behavior toward management, the <br />Property, or other tenants exhibited by an applicant or family member any time <br />prior to move -in (or demonstrable history of such behavior); <br />2. A negative landlord or other reference, encompassing failure to comply with the <br />lease, poor payment history, poor housekeeping habits (when house visits <br />apply), substantial damage to the unit /building, or eviction for cause; <br />3. Falsification of any information on the application; <br />4. Household size that does not conform to the stated minimum and maximum <br />sizes; <br />5. Income exceeding the of area median based upon income limits established at <br />the Property; <br />Exhibit H - 23 - <br />
