Tenant occupancy standards shall be established and implemented in accordance <br />with State and Federal regulations, and other policies established by the Owner in <br />conformity with the regulatory agreements that govern the Property. These <br />standards will be outlined in Vista del Rio's House Rules. Special occupancy <br />procedures include: <br />a. Pets: No pets are allowed at Vista del Rio unless requested pursuant to a <br />reasonable accommodation. <br />b. Permissible Absences: Tenants are required to occupy Vista del Rio as <br />their primary place of residence. Absences beyond thirty (30) days will be <br />permitted for emergency purposes only, as long as rental payments are <br />kept current during the absence. Requests for absences must be submitted <br />to the PM in writing, giving the reasons for the absence, and any other <br />material circumstances that might affect the PM's decision about the <br />appropriateness of the absence. The tenant will be notified in writing of <br />the PM's decision. <br />c. Tenant Incapacity: In the event that a tenant appears to be increasingly <br />incapacitated so as to make self care difficult, the Agent will immediately <br />contact the RSC or outside case manager to assist the tenant. Assistance <br />may include contacting relatives, referral agencies, or the County <br />Guardian's Office. <br />d. Live -In Attendants: tenants with disabilities severe enough to require live - <br />in attendants shall be required to present written certification from their <br />physician that their disabilities require live -in care. In that event, the unit <br />must be large enough to accommodate the attendant in accordance with <br />the published occupancy standards. <br />e. Increase in Household Size Due to Pregnancy: In the event that a <br />pregnancy increases household size beyond the maximum allowable, the <br />household may be required to move to the next available, appropriately <br />sized, unit. <br />L Nuisance Behavior and Drug Use: In conjunction with the Property <br />Manager, the RSC will appropriately address any problematic or nuisance <br />behavior. <br />B. Tenant Orientation, Community Building, Outreach and Engagement <br />Tenant Orientation <br />A packet with written orientation material that includes general information about <br />Vista del Rio, a list of emergency numbers for hospitals, ambulance, fire <br />emergency procedures, as well as neighborhood services and amenities, will be <br />Exhibit H - 28 - <br />
