3. Once the work is completed and the tenant has acknowledged this by signing <br />a copy of the work order, the ledger copy shall be placed in the permanent file <br />assigned to the tenant's unit. <br />4. Routine maintenance requests will be completed within 72 hours. <br />D. Emergency Repairs and Graffiti <br />1. All emergency repairs or replacements, regardless of the time of day they <br />occur, shall be handled promptly. Emergency needs shall he defined as those <br />situations posing immediate threat to the health and safety of tenants and/or <br />the integrity of the grounds, buildings, and equipment, including: the <br />interruption of services hot or cold running water, electricity, gas, adequate <br />heat and plumbing; glass breakage which deprives tenants of security or heat; <br />or repairs that if not performed would expose tenants to injury. <br />2. Graffiti shall be removed within 24 hours. <br />In case of emergency after business hours, a 24 -hour answering service will <br />be maintained to notify Agent. <br />E. Schedule of Useful Life and Replacement Needs for Major Items. <br />Major interior redecorating of common areas, exterior painting and replacements <br />to building infrastructure, heating and ventilation systems shall be integrated into <br />a capital improvements schedule which shall serve as a basis for computing and <br />establishing the Replacement Reserve Fund and adequate contributions from the <br />annual operating budget. <br />Roof <br />5 - 10 years <br />Carpet 1 Flooring <br />3 - 30 years <br />Kitchen Appliances <br />10 years <br />Common Appliances <br />10 years <br />Mechanical <br />25 - 35 years <br />Paving <br />5 - 10 years <br />F. Recycling <br />Vista del Rio will have a robust recycling program with separate facilities /space <br />for recycling. A requirement to recycle will be part of Vista del Rio's House <br />Rules. New tenants will be provided with materials and information regarding the <br />importance of recycling as a component of their welcome orientation to the <br />building.
