She uses <br />an honest and creative approach to identify opportunities that best fit her <br />client's vision - from economic growth strategies to fiscal impact modeling. <br />Her work includes sustainability forecasts, new development proposals, real <br />estate analysis, and property tax finance. <br />FOCUS AREAS: Economic Development, Municipal Finance, Fiscal Impacts, <br />Market Trends Forecasts <br />RECENT ENGAGEMENTS: <br />• A demographic and real estate assessment to support retail recruitment <br />including a) real estate educational components, b) community outreach <br />utilizing multiple modalities c) marketing consultant coordination. Provided <br />a foundation for ongoing City priorities and well supported planning <br />initiatives. <br />• A parking analysis for industrial area experiencing a multi -use renaissance <br />including a) pro formas, b) conversion estimates, c) feasibility analysis. <br />The analysis was designed to provide city council a series of options to <br />allow land owners to convert their uses to accommodate more intense <br />parking needs. New requirements for off -site parking would promote <br />property investment. <br />• A General Plan Economic Development Element and Implementation <br />Strategy for a small, coastal community - focused on tourism and quality of <br />place planning. <br />• Leadership of team through annual tax increment allocations on behalf of <br />the san Bernardino County Auditor controller, including collaborative <br />development of a pass through model, allocation of ERAF funding, and <br />audition of pass through agreements. <br />Alexa joined RSG in 2005. She received a BS in Geography and Regional <br />Development from the University of Arizona, and a Masters in Urban and <br />Regional Planning from the University of California, Irvine. She maintains ties <br />with the UCI Planning Program as a guest lecturer and mentor. <br />WHAT I LOVE ABOUT THE WORK: I love seeing people make good <br />decisions, especially when given touch choices.
