Request for qualifications for Housing Financial <br />Anallytical and Advisory Services <br />City of San Dimas / Grove Station <br />KMA assisted the City in restructuring the covenants Imposed on 10 "for sale" <br />affordable units to reflect current market conditions. The original covenants were <br />Imposed Irrevocably over a 45 -year term. The revised covenants allow home <br />owner's to resell the home on an unrestricted basis In return for providing the City <br />with a share in the unit's equity appreciation, KMA prepared the program <br />documentation to be used with the revised covenants. <br />KMA Work Completed; 2014 <br />Contact Person: Larry Stevens, Assistant City Manager <br />Telephone Number: 909.394.6250 Email: Istevens @cLsan- dimas.ca.us <br />City of Pasadena — 60 -80 South Vinedo Density Bonus Analyses <br />KMA analyzed a developers request to construct a 26 -unit residential development <br />on a 30,000 square foot property. The proposed project Includes an 1.8% density <br />bonus and one concession. To evaluate the developer proposal, KMA analyzed a <br />project that complies with the existing zoning, a scenario that tested the value <br />created by the density bonus, and the proposed project. KMA prepared a <br />memorandum that summarizes the developer's request, outlined the City's Density <br />Ordinance requirements, and provides a finding on whether or not the developer's <br />request met the Ordinance's requirements. <br />KMA Work Completed: 2014 <br />Contact Person: Jose Jimenez, Planner <br />Telephone Number: 626.744.7137 Email :josejimenez @cityofpasadena,net <br />City of Claremont / Ynclusionary Housing Policy <br />KMA assisted the City of Claremont in creating an Inclusionary Housing Ordinance <br />and an in -lieu fee structure. KMA quantified the net economic detriment created <br />by the requirement to provide low and moderate income housing after <br />consideration of the benefits associated with the incentives being offered by the <br />City. KMA also prepared the policies and procedures manual and supporting <br />documentation required to implement the program.
