To show our annual level of activity in this area, following are <br />transactions by Individual year since January 1, 2010. <br />Multi-Family Bond Transactions by Year: Last 5 Years <br />Our knowledge and understanding of current trends and details of multi - family bonds in California and <br />nationally enables to be extremely effective in handling the widest range of types and sizes of projects, <br />forms of credit enhancement, different resources and subsidies that Santa Ana might deal with. <br />Achievements. Wehave: <br />Prepared mulilfafnily hbnd policies and criteria for Orange County, Los Angeles County, and <br />the cities of Anaheim, Hayward, Los Angeles, San Diego, San Francisco and many others. <br />Designed nationally innovative multifamily approaches, including the first local loans -Co lenders <br />bond issues, the first Federal Home Loan Bank letter of credit-backed issues, the local taxable <br />multifamily bonds, and tax - exempt bonds for HUD expiring use projects. <br />VI, Capital Fund financings and low income housing tax credits: CSO has developed these <br />programs by working on 67 mixed- finance developments across the country for more than 20 <br />_major housing _auxhatities,_including the_ California._ housing_ authorities of Los_ Angeles, <br />Oakland, Richmond, and San Francisco. <br />Developed nationally innovative very low-cost standardized private placement Programs, <br />including Washington State's Small Tax- Exempt Placement Program (STEP). <br />Have advised on over 300 projects involving FHA mortgage insurance and as a result of this <br />expertise served as HUD's national consultant for complex multi- family refunding requests to <br />determine their impact on FHA. <br />Helped structure over 100 FHA and Fannie Mae - backed issues and have worked on bank <br />placements or letters of credit with all the major banks active in California. <br />many, with interest rate'' <br />25C -55 <br />
