The Project site is located at 2402 South <br />Bristol Street in the City of Santa Ana, California. The Project is proposing to <br />demolish the existing car wash and reconstruct a new car wash facility and supporting <br />administrative facilities with 26,153 square -feet (SF) of floor area, and a mixed -use <br />retail /restaurant building with a total floor area of 8,1.75 SF. <br />Pursuant to the City of Santa Ana requirements, a parking study is required for the <br />proposed Project, with a focus on the mixed -use retail /restaurant component of the <br />Project. The parking analysis evaluates the Project's parking requirements based on <br />the City of Santa Ana Municipal Code as well as the methodology outlined in the <br />Urban Land Institute's (ULI) Shirred Par/dng, 2 "`t Edilion. <br />The study focuses on the following: <br />• Calculates the Code -based parking requirements for the Project on the <br />application of City Code parking ratios <br />• Estimates parking demand through the application of the Shared Parking <br />concept Philip M. b,saun, PC iqn zopr <br />Jack Nl. 6i'uhw,span, PE mn <br />• Compares the estimated shared parking demand against the proposed panting walmmA I m,Pe,�«, <br />supply, in order to identify any potential, operational surplus or deficiency in Pa mw ev4ka „oo,Pe <br />parking spaces Jol...
