2. All parcels abutting both sides of Bristol Street, from just <br />north of St. Andrew Place to Martha Lane, at the south <br />border of the Rancho Santiago Community College. The <br />college is designated as Open Space, while all properties <br />abutting the opposite side of the street, up to Seventeenth <br />Street, are designated GBD; <br />3. The vacant parcels at the northeast corner of Bristol <br />Street and Seventeenth Street; and <br />4. Honer Plaza, along the west side of Bristol Street, <br />between Seventeenth Street and Twenty -First Street. <br />KKITI <br />This designation applies primarily to those areas in the City that <br />have historically developed with a mixture of land uses, including <br />retail, residential, and office or other service uses. Mixtures of <br />commercial and multi -family residential uses, at densities of 22 - <br />35 dwelling traits per acre, will continue to be permitted. Muted <br />Use Districts are generally located along major arterials. Mixed <br />use nodes may also be located at the intersection of major <br />arterials, especially where such intersections include commercial <br />pockets that serve nearby low- medium density residential <br />neighborhoods. Designated Mixed Use Districts within the <br />project area include only the following areas: <br />1. Existing commercial uses behind properties abutting both <br />sides of Bristol Street, fronting on Santa Ana Boulevard, <br />Fifth Street and Sixth Street. <br />Low Density Residential <br />This designation implements a goal of preserving and enhancing <br />low- density, single- family neighborhoods, at densities of up to <br />seven dwelling units per acre. Within the project area, the Low <br />Density Residential designation applies to the following areas: <br />1. Lots behind row of parcels abutting east side of Bristol <br />Street, between Warner Avenue and St. Gertrude Place, <br />which front on Magnolia Avenue; <br />2. Parcels abutting both sides of Bristol Street, between St. <br />Gertrude Place and Mater Dei High School, just north of <br />St. Andrew Place; <br />75C -TY6 <br />
