Task 2: Design Development (50% plans) <br />Design development phase will involve development of plans based upon Task I information and analysis. <br />➢ Deliverables from this task shall include a 50% set of plans, draft outline specification and "Opinion of <br />Probable Cost'. <br />Task 3: Construction Documents (90% and 100 %plans) <br />Construction Documents phase (CDs) shall include finalizing plans and specifications from the Design <br />Development phase. This includes the provision of detailed engineering and construction drawings that will serve <br />as the basis for both bidding and construction by a general contractor. <br />➢ Deliverables from this task shall include 90% and 100% plans, final technical specifications, and a <br />finalized "Opinion of Probable Cost ". <br />Plans: <br />Plans shall include, but are not limited to the following: <br />• Title Sheet <br />• Site Plan, including: <br />• Surface parking lots <br />• Right of Way improvements <br />• Accessible Route of Travel <br />• Striping, signage and detailing, as required <br />• Parking Structure <br />• Plans <br />• Striping, signage and detailing, as required <br />• Architectural <br />• Building Floor Plan <br />• Enlarged Restroom Plans <br />• Interior Elevations, as required <br />• Building Sections, as required <br />• Architectural Details, as required <br />Plans shall be submitted at 90% completion for City staff review, and revised per City comments to produce a <br />100% complete construction drawing package. It is imperative that the consultant exercise care and <br />completeness when implementing plan check comments, to keep project moving more as expeditiously as <br />possible. The City will then conduct one more cursory review prior to obtaining all final approvals and <br />signatures. <br />Technical Specifications <br />Technical specifications for all components listed above shall be provided by Consultant, or their Sub - <br />consultants, to the City in CSI (Construction Specifications Institute) format. City Staff will combine these <br />specifications with the City Boiler Plate which together, will become the Project Manual. <br />Final Opinion of Probable Cost <br />Consultant shall provide updated opinion of probable constriction cost wlvch shall reflect finalized plans, <br />City of Santa Ana RFP 15 -028 <br />253-1 <br />
