Epic's approach to commercial relocations emphasizes <br />preventing or mitigating possible goodwill claims by providing high quality referrals and actively <br />soliciting feedback from the business owner. <br />Prouertv Ma <br />Overall Property Management Services will be handled by Karen Starr CPM ®, RIW -AMC, <br />SR/WA. Epic's property management staff has years of experience and business relationships <br />with general contractors and construction managers to handle all emergency repairs. Our <br />relationships with a variety of vendors include environmental assessment and remediation firms, <br />demolition and site clearance firms, architecture and construction firms to provide curative work, <br />electricians, plumbers, roofers, carpenters, and general handymen. Upon receiving the survey <br />report, a scope of work will be prepared for the performance of the abatement, handling and <br />disposal of the discovered hazardous materials. The scope of work will then be utilized in <br />obtaining bids from qualified asbestos and lead abatement/demolition contractors. The <br />demolition coordination tasks include the following: <br />• Preparing written notices to utility companies to request the removal of all meters and <br />lines affected by the demolition work <br />• Preparing a scope of work for the performance of demolition <br />• Pre -bid job walks <br />• Reviewing and analyzing submitted bids to ensure the selection of the lowest, qualified <br />bidder <br />• Using CAL /OSHA certified and licensed contractors <br />• Reviewing that all required documentation and notifications (including all required <br />permits) are completed prior to the commencement of the activities <br />• Verifying disconnection of utilities and that area is secure <br />• Job site inspections to verify that contractor is following all guidelines and precautionary <br />measures to prevent the discharge of pollutants into storm drains, keeping the site clean <br />and free of rubbish and debris and that water is being used to suppress dust <br />• Ensuring that contractor abides by all safety and precautionary measures detailed in the <br />scope of work, e.g. installing temporary chain link fencing, pedestrian canopies, and <br />caution signage <br />• Conducting final inspection <br />• Preparing and distributing close -out file information to the City, including copies of all <br />permits and manifests <br />Special Issues and Innovations <br />The following section further describes the strategies comprising Epic's innovative solutions to <br />guarantee a project's success. <br />Planning: Upon receiving a "Notice to Proceed" from the City, Project Manager Ron Wicks will <br />schedule a kick -off meeting with the City, where he will introduce the entire project team, review <br />project assignments and establish lines of communication, procedures and protocols. The <br />meeting will also review project scope, begin the initial discussions on the acquisition and <br />relocation plans and the quality control plan, review schedule and budget, discuss anticipated <br />project issues and identify the project's critical paths. <br />Quality Control: All documents prepared by Epic will be reviewed by at least one other <br />experienced agent before submission to the City.
