EIR No. 2015 -01, AA No. 2014 -04, <br />GPA No. 2015 -03, DA No. 2015 -03 & VTTM No, 2015 -03 <br />October 12, 2015 <br />Page 3 <br />Phase I <br />The first phase of the project would consist of 335 apartment homes within two five -story <br />apartment buildings wrapping a parking structure. This phase would be built on the south side of <br />the parcel facing Dyer Road. Five different unit types and nine different floor plans are proposed <br />for the project, with the units ranging from studio to three bedroom units. This phase also includes <br />approximately 9,700 square feet of commercial and restaurant space. The units would be wrapped <br />around a 6Y2-level garage that will contain 646 parking spaces, with another 18 spaces on the private <br />drive. Parking is provided at a rate of approximately 1.9 parking stalls per unit, which includes guest <br />and commercial parking (Exhibit 7). <br />Also to be built within this phase is a two -story, 56,000 square foot office building that will house <br />the current data center tenant as well as other future office uses. A total of 102 parking spaces <br />have been allocated to this component of the project. <br />This phase also includes an extensive menu of project amenities. Exterior amenities would include <br />five courtyards, a fitness center and clubhouse on the ground floor, a lounge on the Fourth Floor, <br />and a rooftop lounge facing Dyer Road. The courtyards would include a combination of enhanced <br />landscaping, water features, seating and public art. Seating would also be provided within the <br />public plaza areas that are adjacent to the commercial and restaurant uses to be located at the <br />northwest corner of the project. <br />Phase II <br />The second phase of the project would consist of 403 apartment units situated within two five -story <br />buildings wrapping a parking garage. This phase would be built on the west side of the parcel with <br />the southern elevation facing Dyer Road. Six different unit types and nine different floor plans are <br />proposed for the project, with units ranging from studio to three bedroom units. In addition, <br />approximately 4,100 square feet of commercial and restaurant space would be incorporated into <br />this phase of the project. The units would be wrapped around a 6 -level garage containing 722 <br />parking spaces, with another 15 spaces to be located on the private drive. Parking for this phase has <br />been provided at a rate of approximately 1.83 parking stalls per unit, which includes guest parking <br />(Exhibit 8). <br />This phase also includes an extensive menu of project amenities. Exterior amenities include three <br />courtyards, a fitness center, two lounges and a clubhouse on the ground floor, and a rooftop <br />lounge facing Dyer Road. The courtyards would include a combination of enhanced landscaping, <br />water features, seating and public art. Courtyard One would also include a pool and spa as well as <br />enhanced amenities. An outdoor seating area will also be provided within the public plaza area <br />that is adjacent to the commercial and restaurant uses. <br />75A -7 <br />
