approximately 173,907 square feet of public open space and recreation, and approximately 138,849 <br />square feet of private open space for residents use, which when combined with the public open <br />space would provide 315,756 square feet (7.25 acres) of open space and recreation amenities that <br />would meet the City's requirements related to park and recreation standards and is anticipated to <br />meet the needs of the project's onsite population. The project would meet the City's requirements <br />related to park and recreation standards, which would offset increased usage of other park and <br />recreation facilities in the region. Therefore, the project would not result in a substantial need for <br />new or physically altered park facilities, and impacts would be less than significant. <br />2. The project would not increase the use of existing neighborhood and regional parks or other <br />recreational facilities such that substantial physical deterioration of the facilities would occur or be <br />accelerated. The facilities that would be provided as part of the project exceed the requirements of <br />the City's Municipal Code and would serve both the public and onsite residents. 'This would offset <br />increased usage of other park and recreation facilities in the region, such that a limited increased <br />usage at other park and recreation facilities in the region is antioipated to occur. Thus, impacts <br />would be less than significant. <br />3. The project would meet the City's requirements related to park and recreation standards, which <br />would help to offset increased usage of other park and recreation facilities in the region, and the <br />project would not contribute to a cumulatively considerable effect. Thus, impacts cumulative <br />impacts related to parks and recreation would be less than significant. <br />B. Findings <br />The City finds that: <br />The Heritage Mixed Use project would not result in a in a significant impact involving the need for new <br />or physically altered park facilities or physical deterioration of existing neighborhood and regional parks <br />and recreation facilities. The proj eat would exceed the City's requirements related to park and recreation <br />standards, which would offset increased usage of other park and recreation facilities in the region, and <br />the project would not contribute to a cumulatively considerable effect. Thus, park and recreationrelated <br />impacts would be less than significant, and no mitigation measures are necessary. <br />Transportation and Traffic <br />A. Facts <br />The project would not result in conflict with an applicable Congestion Management Program (CMP), <br />including, but not limited to, level of service standards and travel demand measures, or other standards <br />established by the county congestion management agency for designated roads or highways. <br />Implementation of the project would not result in a significant impact at CMP intersections.
