<br />1, Basic Provisions ( "Basic Provisions ").

<br />I.1. Parties: This Shopping Center Lease ( "Lease "), dated for reference purposes September 1, 2015, is made by and
<br />between Rio Vista West, LLC, a California Limited Liability Company ( "Lessor ") and The Santa Ana Police Dept tmenl, H division
<br />of the Cilyof Santa Ana, a municipal corporation ( "Lessee ") (collectively the "Parties ", or individually a "Party ").
<br />1.2 Premises: That certain portion of the Shopping Center (as defined below), including all improvements therein or to
<br />be provided by Lessor under the terms of this Lease, commonly known by the street address of 3750W. McFadden Avenue. Suite I,
<br />located in the City of Santa Ana. County of Orange, State of California, with zip code 92704, as outlined on Exhibit A attached hereto
<br />( "Premises "), deemed to be approximately 989 rentable square feet of floor area. In addition to Lessee's rights to use and occupy the
<br />Premises as hereinafter specified, Lessee shall have non - exclusive rights to use the Common Areas (as defined in Paragraph 2.7
<br />below) as hereinafter specified, but shall not have any rights to the roof, exterior walls or utility raceways of the building containing
<br />the Premises ( "Building ") or to any other buildings in the Shopping Center. The Promises and the Building are situated within the
<br />Shopping Center known as Riverview West Marketplace. The Premises, the Building, the Common Areas and all other buildings and
<br />improvements within said Shopping Center, together with the land upon which they are located, are herein collectively referred to as
<br />the "Shopping Center," (See also Paragraph 2)
<br />1,3 Term: Twelve. (12) full calendar months ( "Original Term "), commencing on November 1, 2015
<br />("Commencement Date ") and ending Occt_ober 31, 2016 ( "Expiration Date "). (See also Paragraph 3)

<br />(a) Base Rent: $2,47100.00 for November I - 30. 2015
<br />Security Deposit: $A( "Security Deposit "). (See also Paragraph 5)
<br />(t) Total Due Upon Execution of this Lease: $2,472.00
<br />1,10 Agreed Use: Police substation and for no other use without Lessor's prior written consent, which may be granted
<br />or withheld at Lessor's sole discretion and subject to the use restrictions attached Exhibit "ll". (See also Paragraph 6)
<br />1.11 Agreed Trade Name: Santa. Ana Police Substation . (See also Paragraph 6)
<br />112 Insuring Party. Lessor is the "Insuring Party ". (See also Paragraph 8)
