STATEMENT OF QUALIFICATIONS <br /> <br /> <br />13 | Page <br /> <br /> <br />OWNER & SERVICE PROVIDER TEAM <br />An organizational chart showing lines of responsibility, <br />as well as a list of team members and their duties as <br />part of the team. <br /> <br /> <br /> <br />CDP --- OWNER <br /> <br />Eric Paine - CEO <br />Mr. Paine is the CEO of CDP and focuses on <br />corporate strategy and business development as <br />well as overseeing the acquisition and design of all <br />CDP projects. Eric is passionate about fulfilling <br />CDP’s mission to create life-enhancing affordable <br />housing communities where innovation is an <br />integral component. He also currently sits on the <br />Board of Directors for two non-profit <br />organizations, The Ecology Center in San Juan <br />Capistrano, CA and Alberta Main Street in <br />Portland, OR. Prior to founding CDP, Mr. Paine <br />co-founded Equity West Capital Partners, a <br />Newport Beach real estate investment manager <br />operating private equity funds targeting distressed <br />assets with inherent value-add potential. Prior, Eric <br />was Executive Vice President of Pacer <br />Communities, a private residential developer based <br />in Irvine, California where, in his five-year tenure, <br />he was involved in developing and liquidating <br />residential units accounting for over <br />$115,000,000 in revenue. He directly supervised <br />the teams responsible for all stages of a project’s <br />development cycle -- acquisitions, capitalization, <br />design development, entitlements, and project <br />management. Eric earned his BA in Economics <br />with a minor in Accounting from the <br />University of California, Los Angeles, a certificate <br />in Light Construction Development Management <br />from the University of California, Irvine, and is a <br />licensed California Real Estate Broker and General <br />Contractor. <br /> <br />Kyle Paine - President <br />Kyle Paine serves as President of Community <br />Development Partners. Kyle manages the sourcing <br />and underwriting for rehab and new construction <br />projects for CDP, including managing each project <br />through the cycle of due diligence, financing <br />application submittal, and the closing. Kyle also <br />oversees the asset management of stabilized <br />assets. Mr. Paine brings a dynamic background in <br />real estate development to CDP’s team. Prior to <br />joining CDP Kyle was at Fairfield Residential, a <br />national apartment developer, builder, and <br />manager where he served as the Acquisition and <br />Development Officer for the Pacific Northwest <br />region and had comprehensive oversight of the <br />3-23
