PROJECT MANAGEMENT PLAN <br />31 | Page <br />in publicly supported affordable housing projects. <br /> <br />The Management Agreement provides that the Agreement may be terminated at any <br />time and without cause by the Owner or the Agent with thirty (30) days written notice. <br /> <br />If the Agent changes after occupancy, the Owner shall immediately seek and contract for services <br />with another agent. The Owner and the Agent shall abide by the procedures outlined in the <br />Management Agreement. The Owner shall be responsible for providing the new Agent with the <br />scope of responsibilities for on-going operations. <br /> <br />B. Property Management Personnel Policy and Staffing Arrangements. <br /> <br />1. Job Titles. The following personnel will be involved in the management of the property. <br /> <br />a) Regional Manager <br />b) Compliance Specialist <br />c) Property Manager <br />d) Maintenance <br /> <br />2. Hiring Policy <br />a) Minimum job qualifications for each position are detailed in the job descriptions in <br />Exhibits. <br /> <br />b) Interested applicants may contact Solari's Home Office to establish a time to come in <br />and complete an application. An applicant will be required to complete a written <br />application and take a drug test. Skills testing and an oral interview may also be <br />required. Solari will inform each applicant if they were accepted or the rejected for <br />an employment opportunity. <br /> <br />c) Applicants are considered for positions, and employees are treated during their <br />employment without regard to race, ethnicity, national origin, religion, creed, sex, <br />age, marital or veteran status, medical condition or handicap. All hiring of personnel <br />shall conform to Equal Employment Opportunity guidelines. <br /> <br />3. Staffing <br />Guest House will be staffed by at least a Property Manager and a Maintenance Technician, <br />all positions will be full time (40 hours per week).
