STATEMENT OF QUALIFICATIONS <br /> <br /> <br />23 | Page <br /> <br /> <br />Since 2012, CDP has received tax credit <br />allocations on 7 projects consisting of total project <br />costs of over $95 million. In addition to those <br />already owned by the company, CDP currently has <br />a pipeline of 5 sites for future development. CDP <br />currently owns or is planning projects in the <br />California cities of Newport Beach, Morgan Hill, <br />Glendale, Santa Ana, Midway City, and Vacaville; <br />Portland, Oregon; and Arizona cities of Mesa and <br />Phoenix. CDP has offices in Newport Beach, <br />California and Portland, Oregon. <br /> <br />CDP FEATURED PROPERTIES <br /> <br />CDP has proven experience as an owner working <br />with special populations and supportive services <br />providers in tenant-based voucher programs as <br />evidenced by several existing projects under CDP <br />ownership and oversight. <br /> <br />Cascadian Terrace --- Portland, OR <br />Cascadian Terrace is an existing 103-unit <br />affordable apartment community in Portland <br />Oregon that operates under a Section 8 project- <br />based HAP contract. The 4-story property is <br />comprised of studio, 1-bedroom and 2-bedrooom <br />units, currently rent restricted with AMI levels at <br />or below 60%. Approximately 90% of the <br />residents are formerly homeless. While not <br />required, CDP chose to bring on at the site level a <br />supportive services coordinator to provide the <br />extra support a formerly homeless tenant <br />population needs. The services coordinator staff <br />establishes resident functions, refers residents to <br />neighborhood services, and provides one-on-one <br />interaction with those individuals who need it <br />most. Monthly AA meetings are held in the <br />community room, a community garden program <br />has been established, and planting of fruit bearing <br />trees around the property contribute to the onsite <br />food bank set up by the staff. CDP partnered with <br />a local neighborhood non-profit, Portland <br />Community Reinvestment Initiatives, to further <br />enhance the services provided to the residents. <br /> <br /> <br /> <br />The Lodge --- Morgan Hill, CA <br />The Lodge at Morgan Hill is a newly constructed <br />138-unit low-income apartment community for <br />seniors 55+, financed with 4% LIHTCs and Tax <br />Exempt Bonds. The community currently houses <br />15 formerly homeless individuals, 12 of which hold <br />VASH vouchers. Our onsite property <br />management company works closely with the VA <br />3-33
