PROJECT MANAGEMENT PLAN <br />46 | Page <br />as they occur, will review resident list of notices, delinquencies and/or other lease <br />violations or items of concern. <br /> <br />b) Solari and Mercy House will discuss and document plans for providing residents with <br />rental assistance, support around house rules, including lease violation related <br />education and resolution. <br /> <br />c) Solari and Mercy House will meet with the tenant to discuss an arrangement which <br />may include outside rental assistance or other intervention. If appropriate, Solari’s <br />Property Manager will serve the lease violation to the tenant. <br /> <br />d) Mercy House will provide follow-up on status of support at each meeting. <br /> <br />e) Solari and Mercy House will set documented deadline for rental or other assistance <br />to be received or expected behavioral changes to occur, taking into consideration the <br />time needed to work with the tenant to bring about the needed change. <br /> <br />f) Solari and Mercy House will continuously communicate and collaborate in order to <br />ensure that necessary interventions occurred and to mitigate future lease violations. <br /> <br />g) Solari in accordance with the Owner’s standards, the lease, and Fair Housing will set <br />a number of allowable lease violations before further legal action will be taken. The <br />number of allowable lease violations will vary based on circumstances, but will always <br />be based on the fair application of the House Rules. <br /> <br />Residents who violate lease agreements and/or the project's house rules shall always be <br />notified in writing with a request to correct or remedy the violation. Duplicate records <br />will be filed in the resident's file, with any responses. If the same or other violation <br />occurs or continues, then the resident will be advised in writing that continued violations <br />may result in eviction. <br /> <br />G. Plans for Enhancing Resident / Management Relations <br /> <br />1. House Rules <br />House Rules and regulations are an attachment to the Rental Agreement.
