Applications for subdivisions over four parcels require approval of a <br />tentative tract map by the Planning Commission pursuant to Section 34-127 of the Santa Ana <br />Municipal Code (SAMC). <br />Project Location and Site Description <br />The project site consists of a single, 2.01 -acre parcel on the west side of Harbor Boulevard <br />between Washington Avenue and Century Boulevard, just south of Westminster Avenue. The <br />project site is flat and rectangular in shape. The lot is currently developed with three small <br />commercial structures and is used for automobile sales. The majority of the parcel stretching away <br />from Harbor Boulevard is vacant and unimproved. Land uses surrounding the site include <br />multiple -family residences to the north and south, single-family dwellings to the west, and <br />commercial land uses to the east across Harbor Boulevard (Exhibits 1, 2, and 3). <br />The General Plan land use designation for the site is Urban Neighborhood (UN). Urban <br />Neighborhood land -use districts allow a mix of residential uses and housing types, such as low to <br />mid -rise multiple family dwellings, townhouses and single family dwellings, with some opportunities for <br />live -work, neighborhood serving retail and service, public spaces and uses, and other amenities. The <br />project site is consistent with this General Plan land use designation. <br />The project site is located within the Corridor district of the Harbor Mixed Use Transit Corridor <br />Specific Plan (SP -2). The Specific Plan allows for residential developments, making the subject <br />application consistent with the zoning designation. <br />EXHIBIT A <br />32A-3 <br />
