The proposed use will be within an existing 44,000 -square -foot building, of which 2,016 square <br />feet will be occupied by the proposed microbrewery. The site is located on the south side of <br />Warner Avenue between Harbor Boulevard and Susan Street. The site is developed with three <br />structures totaling approximately 113,000 square feet and provides a total of 458 parking stalls to <br />its patrons. <br />The General Plan land use designation for the site is Industrial (IND) and the zoning designation is <br />Light Industrial (M1). The proposed use of the property as primarily a manufacturing facility is <br />consistent with the intent of the City's General Plan and Zoning as these designations are intended <br />for manufacturing and production uses.
