Parton Street <br />Street Type: Minor Two -Lane Traffic Street <br />Frontage (Linear Ft.): 18.00 <br />Number of Curb Cuts: One <br />Traffic Count (Cars/Day): Approx. 1000 <br />Additional Access <br />Alley Access: No, there is an alley that runs along the south and west sides of <br />the property, however, there is no access from the alley. <br />Rail Access: No <br />Flood Zone Data <br />Flood Map Panel/Number: 060232-06059CO163J <br />Flood Map Date: 12-03-2009 <br />Flood Zone: Zone X (500 -year) <br />Zone X (500 -year) -An area inundated by 500 -year flooding. This <br />zone is not considered a flood hazard area and thus flood <br />insurance is not required. <br />Other Site Conditions <br />Soil Type: A soil report was not provided for my review. No visual evidence <br />of soil or geological problems in the form of uneven settlement <br />or excessive cracking were observed at the time of inspection. <br />Adequate load bearing capacity is assumed for the present use. <br />Environmental Issues: No environmental site assessment report has been provided for <br />review. Inspection of the property did not reveal any visible or <br />factual evidence of environmental impairment to the site. No <br />hazardous generators, materials, or waste were apparent. Drive <br />by observation of the area surrounding the subject did not reveal <br />any uses or hazards that would be expected to pose a risk to the <br />site or restrict its use. <br />Easements/Encroachments: A title report was not available for our review. It is assumed that <br />various easements for public utilities, storm drains, access as well <br />as a covenant for reimbursement to the City of street landscaping <br />maintenance affects the subject property. These easements and <br />covenant are considered typical for the area and would not be <br />expected to have a negative impact on the marketability of the <br />property. It is recommended that a current Title Report be <br />obtained for further detail of these issues. <br />Earthquake Zone: The subject property is not contained within an Alquist-Priolo <br />© 2015 VALBRIDGE PROPERTY ADVISORS 1 Penner and Associates, Inc.
