ASSUMPTIONS AND LIMITING CONDITIONS <br />This appraisal is made with the following understanding as set forth in items <br />No. 1 through 19, inclusive: <br />1. That liability of Lidgard and Associates, Inc., along with the <br />specific appraiser responsible for this report, is limited to the <br />client only and to the fee actually received by the firm. <br />There is no accountability, obligation or liability to any third <br />party reader/user of this report. In the event this appraisal <br />report is delivered to anyone other than the client for whom <br />this report was prepared, it is the client's responsibility to <br />make such party and/or parties aware of all limiting condi- <br />tions and assumptions of this assignment and related dis- <br />cussions. <br />2. That in the event the client or any third party brings legal ac- <br />tion against Lidgard and Associates, Inc., or the preparer of <br />this report, and the appraiser prevails, the party initiating <br />such legal action shall reimburse Lidgard and Associates, <br />Inc. and/or the appraiser for any and all costs of any nature, <br />including attorney's fees, incurred in their defense. <br />3. This appraisal report is intended to comply with reporting <br />requirements set forth in the Uniform Standards of Profes- <br />sional Appraisal Practice, under Standard Rule 2-2(a). It <br />contains a moderate level of detail with respect to the mar- <br />ket data, appraisal methodology, and reasoning supporting <br />the analysis, opinions, and conclusions. This report con- <br />tains sufficient information for the intended use and users <br />for which it was written. <br />4. That title to the subject property is assumed to be good and <br />merchantable. Liens and encumbrances, if any, have not <br />been deducted from the final estimate of value. The vesting <br />was obtained from County Records, or other sources, and <br />has been relied upon as being accurate. The subject prop- <br />erty has been appraised as though under responsible own- <br />ership.
