LS 1.22.18 <br />RESOLUTION NO. 2018-01 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />TRACT MAP 2017-03, AS CONDITIONED, TO ALLOW THE <br />SUBDIVISION OF THE TOM'S TRUCKS DEVELOPMENT <br />SITE INTO 84 SINGLE-FAMILY LOTS AND 33 <br />CONDOMINIUM LOTS AT 905 EAST SECOND STREET; <br />910, 927, 928 AND 1000 EAST THIRD STREET, AND 1026 <br />EAST FOURTH STREET <br />BE IT RESOLVED BY THE PLANNING COMMISISON OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Applicant is requesting approval of a Tentative Tract Map to allow the <br />subdivision of an existing parcel into 124 lots (84 fee simple lots, 33 <br />condominium lots and 7 open space lots) at 905 East Second Street; 910, <br />927, 928 and 1000 East Third Street; and 1026 East Fourth Street. <br />B. Santa Ana Municipal Code (SAMC) Section 34-127 requires approval of a <br />Tentative Tract Map by the Planning Commission. <br />C. On January 22, 2018, the Planning Commission held a duly noticed public <br />hearing on Tentative Tract Map No. 2017-03. <br />D. The Planning Commission of the City of Santa Ana determines that the <br />following findings, which must be established in order to approve this <br />Tentative Tract Map pursuant to Santa Ana Municipal Code Section 34- <br />127 and the State Subdivision Map Act, have been established for <br />Tentative Tract Map No. 2017-03: <br />1. The proposed project, as conditioned, and its design and improvements <br />are consistent with the Urban Neighborhood (UN) designation of the <br />General Plan and are otherwise consistent with all other Elements of the <br />General Plan. <br />The proposed subdivision, Tentative Tract Map No. 2017-03 <br />(County Map No. 18032), will be consistent with the General Plan <br />land use designation and density prescribed and all other elements <br />of the General Plan. Land Use Element Policy No. 1.4 promotes <br />the maintenance and fostering of a variety of residential land uses <br />in the City. Further, Housing Element Policy HE -2.4 encourages <br />projects that facilitate diverse types, prices and sizes of housing <br />Resolution No. 2018-01 <br />Page 1 of 8 <br />
