The Tenant Improvements shall be insured by Tenant pursuant to Article I I of the Lease immediately upon completion thereat', All of Tenant's Agents shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $1,000,000 per incident, $2,000,000 in aggregate, primary automobile liability insurance with limits of not less than $1,000,000 per occurrence, and workers' compensation as required by law, and in form and with companies as are required to be carried by Tenant as set forth in Article I I of the Lease. Certificates for all insurance carried pursuant to this Schedule "C-2" shall be delivered to Landlord before any entry into die Project by Tenant or any Tenant's Agent, All such policies of insurance must contain a provision that the company writing said policy will give Landlord thirty (30) days prior written notice of any cancellation or lapse of the effective date or any reduction in the amounts of such insurance, in the event that the Tenant Improvements ore damaged by any Tenant's Agents dining the course of the construction dnereof, Tenant shall immediately repair the sane at Tenant's sale cost and expense.
