Ill. Relocation Resources <br />The California Relocation Assistance Law provides that no eligible residential persons shall be <br />required to move from their dwelling unless comparable replacement dwellings are available to <br />such persons. The purpose of this section is to identify whether sufficient comparable <br />replacement housing resources exist for all potential residential displacees. Additionally, while <br />available replacement locations are not required for non-residential occupants to move, a survey <br />of available replacement commercial sites have been searched to determine what sites may be <br />available to the non-residential occupants and to determine what impacts, if any, may occur due <br />to a lack of available replacement sites. The City is committed to making every effort to <br />satisfactorily relocate all displaced occupants. <br />A. Methodology <br />To determine the availability of residential and commercial sites prior to the displacement of <br />occupants from the Project area, resources were researched through the following sources: <br />• Internet sources (MLS listings, Loop Net); <br />• Canvassing the Project area for properties available for lease and or for sale; <br />• Telephone and field contact with commercial brokerages serving the area; <br />• Classified rental listings from local publications, and; <br />• Contacts with real estate/property management companies serving the community. <br />B. Replacement Housing/Commercial Site Availability <br />1. Residential For -Sale and Rental Housing <br />A housing resource survey was conducted to determine the availability of replacement housing <br />within the City of Santa Ana sufficient to meet the needs of displaced rental tenants and <br />homeowners. <br />The replacement housing survey considered available two-, three-, and four-bedroom <br />conventional housing for rent and for sale. This data is summarized in Tables 5 and 6, below. The <br />conventional housing survey, Table 5, identified 43 currently available, one-, two-, three-, and <br />four-bedroom conventional housing units for rent. The survey of available single-family <br />residences for sale, Table 6, identified 32 currently available two- and three-bedroom housing <br />units for sale.
