ORDINANCE NS-1112 <br /> <br />ADDITION OF PLANNED RESIDENTIAL DEVELOPMENT <br />CLASSIFICATION BY AMENDMENT TO CHAPTER 41 OF <br />THE SANTA ANA MUNICIPAL CODE <br /> <br /> WHEREAS, the Planning Commission has given notice of <br />and duly held a public hearing on the creation of a Planned <br />Residential Development in the RE, R 1, R 2, R 3, R 3H, <br />R 4, CR and'P districts through conditional use permit <br />procedures to zones having the "PRD" suffix added as a <br />proposed amendment to Chapter 41 of the Santa Ana Municipal <br />Code; and said Commission by its Resolution 5966 has <br />recon~ended approval of said classification in accordance <br />with said resolution; and <br /> <br /> WHEREAS, the City Council regularly held a public <br />hearing on said Planned Residential Development on published <br />notice as required by law, and does now find that public <br />necessity, convenience and general welfare require that <br />Planned Residential Development be allowed in the RE, R 1, <br />R 2, R 3, R 3H, R 4, CR and P districts, and that the new <br />classification will not be detrimental to the surrounding <br />property; <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA <br />ANA DOES ORDAIN AS FOLLOWS: <br /> <br /> SECTION 1. That Sections 41-588 through 41-591 be <br />added to the Santa Ana Municipal Code to read in words and <br />figures as follows: <br /> <br />DIVISION 24. PRD (PLANNED RESIDENTIAL DEVELOPMENT) <br /> <br />Sec. 41-588. Applicability of Division. <br /> <br /> PRD (planned residential development) suffixes are <br />specifically subject to the regulations contained in <br />this division. <br /> <br />Sec. 41-589. Description and Purposes. <br /> <br /> The RE (residential-estate),R 1 (single-family <br />residence), R 2 (multiple-family residence), R 3 (medium- <br />density multiple-family residence), R 3H (high-density <br />multiple-family residence), R 4 (suburban apartment), <br />CR (commercial-residential), and P (professional) <br />Districts may be modified at the time the zoning is <br />first established or by amendment by adding to the <br />district designation "PRD." The intent and purpose of <br />the Planned Residential Development District is to allow <br />a development planned and designed as a unit to produce <br />and environment of stable, desirable character not out of <br />harmony with its surrounding neighborhood and which meets <br />standards of density, open space, light and air, pedes- <br />trian and vehicular access, and traffic circulation no <br />greater than the regulations to which the "PRD" suffix <br />is combined. <br /> <br />Sec. 41-590. Conditional Use Permit Required. <br /> <br /> Any development of property within ~ PRD modified <br />district classification shall necessitate the filing of <br />a conditional use permit. <br /> <br /> <br />
