REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />MARCH 19, 2019 <br />TITLE: <br />RECEIVE AND FILE STAFF REPORT <br />APPROVING TENTATIVE TRACT MAP NO. <br />2018-01 TO SUBDIVIDE TWO LOTS INTO <br />SIX LOTS TO FACILITATE THE <br />CONSTRUCTION OF SIX SINGLE-FAMILY <br />RESIDENTIAL UNITS LOCATED AT 1514 <br />AND 1516 NORTH ENGLISH STREET — <br />MARWAN ALRIFAI, APPLICANT <br />{STRATEGIC PLAN NOS. 3,2) <br />ACTING CITY MANAGER <br />RECOMMENDED ACTION <br />CLERK OF COUNCIL USE ONLY: <br />UT00-007i4ii, <br />❑ As Recommended <br />❑ As Amended <br />❑ Ordinance on 1s' Reading <br />❑ Ordinance on 21d Reading <br />❑ Implementing Resolution <br />❑ Set Public Hearing For <br />CONTINUED TO <br />FILE NUMBER <br />It is recommended that the City Council receive and file the staff report approving Tentative Tract <br />Map No. 2018-01 as conditioned. <br />PLANNING COMMISSION ACTION <br />At its regular meeting on February 25, 2019, the Planning Commission by a vote of 7:0, adopted <br />a resolution, pursuant to Section 34-127 of the Santa Ana Municipal Code (SAMC), approving <br />Tentative Tract Map No. 2018-01 as conditioned to subdivide two existing lots into six lots and a <br />private street to facilitate the construction of six single-family residential units at 1514 and 1516 <br />English Street. The subject lots are located within the Low -Density Residential (LR -7) land use <br />designation of the General Plan and are within the Single -Family Residential (R-1) zoning district. <br />All the six lots and the private street comply with the City's standards and regulations and with <br />the State Subdivision Map Act. The Planning Commission made no changes to the <br />recommendation outlined in the attached staff report (Exhibit 1). <br />DISCUSSION <br />Marwab Alrifai with Dania Investment, LLC., is proposing to subdivide two existing lots <br />(approximately 1.22 acres) into six lots and a private street in order to facilitate the construction of <br />six new single-family residential units. The subject lots are located within the LR -7 land use <br />designation of the General Plan which allows for the construction of 7 units per acre. In addition, <br />the lots are located within the R-1 zoning district which requires a minimum lot size of 6,000 <br />square feet and a minimum street lot frontage of 50 feet. All the six lots and the private street <br />comply with the City's standards and regulations and with the State Subdivision Map Act. <br />32A-1 <br />
