ATTIC NOTES PER R326: <br />R326.2 Minimum Dimensions <br />Habitable attic shall have a floor area in accordance with Section R304 and a ceiling height in <br />accordance with Section R305. <br />R304.2 Minimum Dimensions <br />Habitable rooms shall be not less than 7 feet in any horizontal dimension. <br />R304.3 Height Effect on Room Area <br />Portions of a room with a sloping ceiling measuring less than 5 feet or a furred ceiling <br />measuring less than 7 feet from the finished floor to the finished ceiling shall not be <br />considered as contributing to the minimum required habitable area for that room. <br />R305.1 Minimum Height <br />Habitable space, hallways and portions of basements containing these spaces shall have a <br />ceiling height of not less than 7 feet. Bathrooms, toilet rooms and laundry rooms shall have a <br />ceiling height of not less than 6 feet 8 inches. <br />Exceptions: <br />1.For rooms with sloped ceilings, the required floor area of the room shall have a ceiling <br />height of not less than 5 feet and not less than 50 percent of the required floor area <br />shall have a ceiling height of not less than 7 feet. <br />R326.3 Story Above Grade Plane <br />A habitable attic shall be considered a story above grade plane. <br />Exceptions: A habitable attic shall not be considered to be a story above grade plane <br />provided that the habitable attic meets all the following: <br />1.The aggregate area of the habitable attic is either of the following: <br />1.1 Not greater than one-third of the floor area of the story below. <br />1.2 Not greater than one-half of the floor area of the story below where the habitable attic <br />is located within a dwelling unit equipped with a fire sprinkler system in accordance with <br />Section R313. <br />R326.4 Means of Egress <br />The means of egress for habitable attics shall comply with the applicable provisions of <br />Section R311. <br />R311.4 Vertical Egress <br />Egress from habitable levels including habitable attics and basements that are not provided <br />with an egress door in accordance with Section R311.2 shall be by one or more ramps in <br />accordance with Section R311.8 or one or more stairways in accordance with Section <br />R311.7 or both. For habitable levels or basements located more than one story above or <br />more than one story below an egress door, the maximum travel distance from any occupied <br />point to a stairway or ramp that provides egress from such habitable level or basement, shall <br />not exceed 50 feet. <br />R311.7.1 Width <br />Stairways shall be not less than 36 inches in clear width at all points above the permitted <br />handrail height and below the required headroom height. The clear width of stairways at and <br />below the handrail height, including treads and landings, shall be not less than 311/2 inches <br />where a handrail is installed on one side and 27 inches where handrails are installed on both <br />sides <br />R311.7.2 Headroom <br />The headroom in stairways shall be not less than 6 feet 8 inches measured vertically from the <br />sloped line adjoining the tread nosing or from the floor surface of the landing or platform on <br />that portion of the stairway. <br />R311.7.5.1 Risers <br />The riser height shall be not more than 73/4 inches. The riser height shall be measured <br />vertically between leading edges of the adjacent treads. The greatest riser height within any <br />flight of stairs shall not exceed the smallest by more than 3/8 inch. Risers shall be vertical or <br />sloped from the underside of the nosing of the tread above at an angle not more than 30 <br />degrees from the vertical.
