<br />01 51 00 - TEMPORARY UTILITIES
<br />1 THE GENERAL CONTRACTOR SHALL FURNISH A SYSTEM OF TEMPORARY POWER, LIGHTS, WATER, HEAT, AND ANY
<br />OTHER TEMPORARY UTILITIES REQUIRED THROUGHOUT THE SPACE UNDER CONSTRUCTION AS REQUIRED TO
<br />COMPLETE THE WORK.
<br />01 56 00 - TEMPORARY ENCLOSURES
<br />1 THE GENERAL CONTRACTOR SHALL EXERCISE STRICT DUST CONTAINMENT CONTROL OVER THE JOB TO PREVENT
<br />DIRT OR DUST FROM LEAVING THE JOB SITE.
<br />01 57 00 - TEMPORARY CONTROLS
<br />1 "CONSTRUCTION DUST CONTROL": DURING CONSTRUCTION, DUST CONTROL MEASURES SHALL BE REQUIRED.
<br />GRADING WILL BE DISCONTINUED DURING FIRST-STAGE SMOG ALERTS AND SUSPENDED DURING PERIODS OF
<br />HIGH WINDS (I.E.: OVER 15 MPH). ALL HAULING TRUCKS SHALL HAVE LOADS COVERED OR WETTED AND LOADED
<br />BELOW THE SIDEBOARDS TO MINIMIZE DUST. EXERCISE MEASURES TO REMOVE DIRT FROM WHEELED
<br />VEHICLES BEFORE ENTERING THE PUBLIC WAY.
<br />01 70 00 - EXECUTION AND CLOSEOUT REQUIREMENTS
<br />1 THE CONTRACTOR SHALL BE FULLY AND SOLELY RESPONSIBLE FOR THE REMOVAL, REPLACEMENT AND
<br />RECTIFICATION OF ALL DAMAGED AND DEFECTIVE MATERIAL AND WORKMANSHIP IN CONNECTION WITH THE
<br />CONTRACT WORK. HE SHALL REPLACE OR REPAIR AS DIRECTED ALL SUCH DAMAGED OR DEFECTIVE MATERIALS
<br />WHICH SHALL APPEAR WITHIN A PERIOD OF ONE YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION.
<br />2 CONTRACT CLOSE-OUT SHALL OCCUR ONLY AFTER THE ARCHITECT HAS PREPARED A PUNCHLIST AND THE
<br />PUNCHLIST ITEMS HAVE BEEN CORRECTED. THE GENERAL CONTRACTOR SHALL SUBMIT TO THE OWNER
<br />MAINTENANCE AND WARRANTY MANUALS, RELEASE OF LIENS AND RECORD DRAWINGS WITH HIS FINAL
<br />APPLICATION FOR PAYMENT.
<br />01 71 33 - PROTECTION OF ADJACENT CONSTRUCTION
<br />1 THE GENERAL CONTRACTOR SHALL PROVIDE A VISQUEEN SEAL FROM FLOOR TO CEILING AT ALL INTERFACES TO
<br />PROTECT ADJACENT BUILDING PROPERTY WHILE DEMOLITION AND CONSTRUCTION ARE IN PROGRESS. THIS SEAL
<br />IS TO BE KEPT CLOSED AT ALL TIMES.
<br />2 THE GENERAL CONTRACTOR SHALL AT ALL TIMES PROTECT THE PROPERTY OF THE BUILDING OWNER INCLUDING
<br />BUT NOT LIMITED TO, WINDOWS, FLOOR AND CEILING TILE, PUBLIC TOILETS, ELEVATORS, DOORS, FRAMES,
<br />ELECTRICAL AND AIR CONDITIONING EQUIPMENT, CONVECTOR ENCLOSURES, ETC.
<br />3 THE CONTRACTOR SHALL AT NO TIME DO ANY WORK OR PLACE ANY CONSTRUCTION THAT MAY AFFECT THE
<br />OPERATIONS OF OTHER TENANTS, INCLUDING ANY INTERRUPTIONS IN THE SUPPLY OF POWER OR OTHER
<br />UTILITIES, WITHOUT FIRST NOTIFYING THE BUILDING OWNER AND OBTAINING PERMISSION FROM THEM TO
<br />PROCEED.
<br />01 73 29 - CUTTING AND PATCHING
<br />1 THE GENERAL CONTRACTOR SHALL DO ALL CUTTING, FITTING, AND PATCHING WORK THAT MAY BE REQUIRED TO
<br />MAKE ALL PARTS COME TOGETHER PROPERLY AND FIT TO RECEIVE OR BE RECEIVED BY WORK OF OTHER TRADES

<br />5 ALL FIRE PROOFING REMOVED FROM COLUMNS AND BEAMS DURING THE COURSE OF CONSTRUCTION
<br />SHALL BE REPLACED WITH THE SAME MATERIAL AND RATING AS THAT WHICH WAS REMOVED.
<br />6 CONTRACTOR TO VERIFY WITH OWNER IF X-RAY IS REQUIRED PRIOR TO CORE DRILLING. X-RAY FLOOR PRIOR TO
<br />THE COMMENCEMENT OF ANY FLOOR CORING. AVOID CORING THROUGH ANY EXISTING STEEL REINFORCEMENT.
<br />01 74 00 - CLEANING AND WASTE MANAGEMENT
<br />1 THE GENERAL CONTRACTOR SHALL REMOVE ALL RUBBISH AND WASTE MATERIALS, BOTH FROM HIS OWN
<br />FORCES AND OTHER SUBCONTRACTORS, INCLUDING RUBBISH WHICH IS A BY-PRODUCT OF CARPET AND CABINET
<br />INSTALLATION, TELEPHONE COMPANY INSTALLATION, ETC. AND PROVIDE FOR ITS REMOVAL FROM THE SITE.
<br />2 AT THE END OF EACH DAY OF CONSTRUCTION OR FINISH WORK, THE CONTRACTOR AND EACH TRADE SHALL BE
<br />RESPONSIBLE FOR REMOVING ANY DEBRIS FROM THE SITE. THE JOB SITE SHALL BE CLEANED TO THE SATISFACTION
<br />OF THE OWNER, AND SAA UPON COMPLETION OF THE PROJECT BY THE CONTRACTOR.
<br />3 THE EXISTING TO REMAIN, EXISTING RELOCATED OR NEW ITEMS INSTALLED BY THE GENERAL
<br />CONTRACTOR IN ADDITION TO BEING AMPLY PROTECTED THROUGHOUT THE PERIOD OF CONSTRUCTION SHALL BE
<br />THOROUGHLY CLEANED TO THE SATISFACTION OF SHLEMMER ALGAZE ASSOCIATES PRIOR TO BEING TURNED
<br />OVER TO THE OWNER.
<br />4 THE EXISTING BUILDING TOILET FACILITIES, IF UTILIZED DURING CONSTRUCTION BY CONTRACTOR PERSONNEL,
<br />SHALL BE AMPLY PROTECTED THROUGHOUT THE PERIOD OF CONSTRUCTION AND ALL DAMAGED OR
<br />MALFUNCTIONING ITEMS SHALL BE REPAIRED, REPLACED AND THOROUGHLY CLEANED TO THE
<br />SATISFACTION OF SHLEMMER ALGAZE ASSOCIATES PRIOR TO BEING TURNED OVER TO THE OWNER.
<br />5 ITEMS THAT ARE TO BE REMOVED AND LATER REINCORPORATED INTO THE PROJECT ARE TO BE CLEANED, STORED,
<br />AND REPAIRED IF NECESSARY. SEE SHEETS A1.0 AND A2.0 FOR REUSE OF EXISTING MATERIALS.
<br />02 41 00 DEMOLITION
<br />02 41 19.16 - SELECTIVE INTERIOR DEMOLITION
<br />1 THE GENERAL CONTRACTOR SHALL FURNISH ALL LABOR AND MATERIAL REQUIRED TO COMPLETE DEMOLITION
<br />AND REMOVAL OF ALL ITEMS AS INDICATED IN SAA DRAWINGS OR AS OTHERWISE DIRECTED BY SAA.
<br />2 THE GENERAL CONTRACTOR SHALL FURNISH BUILDING MANAGEMENT AND SAA WITH A COMPLETE INVENTORY
<br />LIST OF ALL ITEMS THAT CAN BE REUSED AND/OR STORED IN BUILDING STOCK.
<br />3 THE GENERAL CONTRACTOR SHALL EXECUTE ALL WORK IN COMPLIANCE WITH THE REGULATIONS OF THE
<br />AUTHORITY HAVING JURISDICTION OVER THE BUILDING FOR DEMOLITION AND REMOVAL OF DEBRIS, NOISE
<br />ORDINANCE, INCLUDING ACCEPTABLE HOURS FOR OVERTIME WORK REQUIRED.
<br />4 ALL WORK DEMOLISHED SHALL BE REMOVED FROM THE PREMISES EXCEPT ITEMS TO BE REUSED OR RETURNED TO
<br />OWNER OR AS OTHERWISE NOTED.
<br />5 THE GENERAL CONTRACTOR SHALL REMOVE FROM PREMISES CONDUITS LEFT AFTER WALL DEMOLITION,
<br />INCLUDING SWITCH BOXES, PLATES, BRIDGES OR ANY OTHER TELEPHONE OR ELECTRICAL, INCLUDING WIRING AND
<br />EQUIPMENT.
<br />6 IN ALL AREAS WHERE DEMOLITION (REMOVAL OF TILE, CARPETING, PARTITIONS, ETC.) CAUSES ANY UNEVENNESS
<br />IN CONCRETE SLAB, THE CONTRACTOR SHALL PATCH TO LEVEL THE SLAB TO RECEIVE NEW FINISHED FLOORING.
<br />3 THE CONTRACTOR SHALL CONTACT THE BUILDING MANAGEMENT TO DETERMINE THE REQUIREMENTS OF THE
<br />BUILDING OWNER TO DETERMINE WHEN AND HOW DELIVERIES CAN BE MADE (SEE BELOW), WHAT PHASES OF
<br />CONSTRUCTION CAN BE DONE ON REGULAR OR OVERTIME, AND IN GENERAL ANY SPECIAL BUILDING
<br />REQUIREMENTS WHICH WILL AFFECT THEIR WORK (IF OVERTIME WORK IS REQUIRED BY ANY TRADE, APPROVAL
<br />MUST BE OBTAINED PRIOR TO THE EXECUTION OF ANY WORK INCLUDING COST). THE GENERAL INTENT IS THAT
<br />ALL CONSTRUCTION WORK SHALL BE DONE ON REGULAR TIME EXCEPT FOR NOISE GENERATING
<br />CONSTRUCTION.
<br />4 CONTRACTOR SHALL MAKE ALL REQUIRED ARRANGEMENTS FOR DELIVERY OF EQUIPMENT AND/OR MATERIALS. IT
<br />SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO CHECK THE RULES AND REGULATIONS GOVERNING WORK
<br />ON THE PREMISES, INCLUDING THE FOLLOWING:
<br />A) DATE AND TIME OR DELIVERY SHALL BE ESTABLISHED IN CONJUNCTION WITH THE PERSON HAVING
<br />JURISDICTION OVER PREMISES. OVERTIME CHARGES AND/OR ANY NECESSARY EXPENSE SHALL BE PAID BY
<br />CONTRACTOR.
<br />B) BUILDING CONDITIONS, INCLUDING SIZE AND LOADING CAPACITY OF ELEVATORS, SIZE OF DOORWAYS,
<br />CORRIDORS, WINDOW OPENINGS, ETC., SHALL BE CHECKED BY THE CONTRACTOR BEFORE DELIVERY TO ASSURE
<br />ITEMS WILL FIT INTO SPACE.
<br />C) ALL CHARGES INVOLVING THE INSTALLATION AND/OR OPERATION OF A HOIST SYSTEM, IF REQUIRED, SHALL BE
<br />BORNE BY THE CONTRACTOR. CHARGES INVOLVING THE TEMPORARY REMOVAL AND REINSTALLATION OF
<br />WINDOW SASH AND/OR FIXED PANELS REQUIRED FOR DELIVERY SHALL BE BORNE BY THE CONTRACTOR.
<br />5 THE GENERAL CONTRACTOR, HIS SUBCONTRACTOR AND ANY OTHER CONTRACTOR INVOLVED IN THIS PROJECT
<br />SHALL TAKE NOTE THAT ANY COST CAUSED BY DEFECTIVE OR ILL-TIMED WORK AS A RESULT OF, BUT NOT LIMITED
<br />TO INFERIOR WORKMANSHIP OR MATERIALS, IMPROPER SCHEDULING OR DELINQUENT ORDERING SHALL BE
<br />BORNE BY THE PARTY RESPONSIBLE THEREFORE.
<br />6 WHERE SPECIAL ITEMS REQUIRE EXTENDED LEAD TIME PREVENTING INSTALLATION BY PROJECTED MOVE IN DATE,
<br />CONTRACTOR IS TO PROPOSE AN AVAILABLE ALTERNATE FOR APPROVAL BY SAA AND OWNER AS WELL AS TO

<br />1 THE GENERAL CONTRACTOR SHALL PROVIDE SUBMITTALS FOR REVIEW AND APPROVAL BY SAA.
<br />CONTRACTOR SHALL SUBMIT THREE (3) SAMPLES OF THE SPECIFIED MATERIALS. SUBMITTALS SHALL INCLUDE

<br />OF SPECIFIED CABINET FINISHES, SAMPLES OF CEILING GRID AND CEILING TILE, CUTSHEETS OF LIGHTING FIXTURES,
<br />DOOR/FRAME AND BUILDERS HARDWARE, CASEWORK SHOP DRAWINGS, CASEWORK HARDWARE SUBMITTALS,
<br />AND ANY OTHER MATERIALS SPECIFIED.
<br />2 THE GENERAL CONTRACTOR SHALL SUBMIT ALL FABRICATION SHOP DRAWINGS AND EQUIPMENT/FIXTURE
<br />CUTSHEETS TO SAA FOR REVIEW. CONTRACTOR SHALL PROVIDE THREE (3) COPIES. SAA SHALL HAVE TEN (10)
<br />WORK DAYS FOR SHOP DRAWING REVIEW TURNAROUND TIME FROM DATE OF RECEIPT. ALL SHOP DRAWINGS
<br />AND CUTSHEETS MARKED "REVIEWED" SHALL SUPERSEDE ORIGINAL DRAWINGS IN DESIGN APPEARANCE ONLY.
<br />CONTRACTOR SHALL ASSUME RESPONSIBILITY FOR ERRORS IN THEIR DRAWINGS.
<br />3 THE USE OF THE WORDS "PROVIDE" OR "PROVIDED" IN CONNECTION WITH ANY ITEM SPECIFIED IS INTENDED TO
<br />MEAN, UNLESS OTHERWISE NOTED, THAT WHICH SHALL BE FURNISHED AND INSTALLED, AND CONNECTED WHERE
<br />SO REQUIRED.
<br />4 WHERE THE TERMS “NO EXCEPTION”, "APPROVED EQUAL", "OTHER APPROVED", "EQUAL TO",
<br />"ACCEPTABLE" OR ANY OTHER GENERAL QUALIFYING TERMS ARE USED IN THESE NOTES, IT SHALL BE
<br />UNDERSTOOD THAT REFERENCE IS MADE TO THE SOLE INTERPRETATION AND JUDGMENT OF SAA.
<br />01 35 00 - SPECIAL PROCEDURES - HEALTH, SAFETY
<br />1 SHLEMMER ALGAZE ASSOCIATES IS UNAWARE OF ANY EXISTING ASBESTOS WITHIN THE AREA OF NEW WORK. IT
<br />IS THE OWNER'S RESPONSIBILITY TO ADVISE THE GENERAL CONTRACTOR & HIS SUBS OF ANY ASBESTOS
<br />CONTAINING MATERIAL OR OTHER HAZARDOUS MATERIALS WITHIN THE FACILITY AND TO PROPERLY REMEDIATE.
<br />THE GENERAL CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS REQUIRED BY LAW TO PROTECT ALL
<br />WORKERS & OCCUPANTS. NOTIFY THE OWNER IMMEDIATELY IF ANY ASBESTOS CONTAINING MATERIAL IS
<br />IDENTIFIED, OR IF ANY HAZARDOUS MATERIAL IS SUSPECTED.
<br />01 35 16 - ALTERATION PROJECT PROCEDURES
<br />1 THE WORK OF THIS PROJECT INCLUDES ALTERATIONS OF THE EXISTING BUILDING TO ACHIEVE THE ARRANGEMENT
<br />INDICATED ON THE DRAWINGS. THE CONTRACTOR SHALL VISIT THE JOB SITE TO DETERMINE THE EXTENT OF
<br />DEMOLITION WORK REQUIRED BY THE CONSTRUCTION ACTIVITIES. THE ARCHITECTURAL DRAWINGS FOR THESE
<br />AREAS SHOW THE CHANGES TO BE MADE. THE CONTRACTOR SHALL REVISE, REARRANGE, REROUTE OR REMOVE
<br />EXISTING WIRING AND HVAC DISTRIBUTION AS NECESSARY TO ACCOMMODATE THE CHANGES AND ADDITIONS
<br />SHOWN AND TO PROVIDE CONTINUING ELECTRICAL AND HVAC SERVICES FOR THOSE EXISTING PORTIONS OF THE
<br />PROJECT WHICH ARE TO REMAIN IN OPERATION.
<br />2 THE GENERAL CONTRACTOR SHALL PROPERLY PROTECT THE BUILDING AND ANY ADJOINING PROPERTY OR WORK
<br />AND ANY DAMAGE TO SAME, CAUSED BY HIS WORK OR WORKMEN MUST BE MADE GOOD WITHOUT DELAY. ANY
<br />COSTS FOR PATCHING AND REPLACING OF DAMAGED WORK SHALL BE BORNE BY THE GENERAL CONTRACTOR.
<br />3 IN AREAS WHERE THERE ARE NO ALTERATIONS INDICATED THE EXISTING FACILITIES SHALL BE RETAINED IN
<br />SERVICE. IN CASE OF DOUBT ASSUME THAT THE EXISTING ELECTRICAL WIRING IS TO REMAIN IN OPERATION
<br />THROUGHOUT THE CONSTRUCTION PERIOD AND THEREAFTER.
<br />4 THE ALTERATION OF THE EXISTING BUILDING IS WORK OF A COMPLEX NATURE WHICH WILL REQUIRE ACCURATE
<br />PLANNING, CAREFUL PREPARATION AND EXECUTION, ATTENTION TO DETAIL AND CLOSE SUPERVISION BY THE
<br />CONTRACTOR. THE CONTRACTOR WILL BE REQUIRED TO PERFORM THIS WORK IN FULL COOPERATION WITH THE
<br />OTHER CONSTRUCTION TRADES AND SUBJECT TO AN ACCEPTABLE SCHEDULE.
<br />5 ALL WOODWORK, BLOCKING, GROUNDS, ETC. TO BE FIRE RETARDANT TREATED.
<br />6 THE GENERAL CONTRACTOR SHALL PROVIDE ALL NECESSARY PROTECTION FOR HIS WORK UNTIL TURNED OVER TO
<br />THE CLIENT.
<br />7 THE GENERAL CONTRACTOR SHALL INCLUDE IN HIS ESTIMATE ALL COSTS, (INCLUDING OVERTIME WORK) FOR
<br />REMOVAL, NEW INSTALLATION AND REINSTALLATION WORK FOR ANY PLUMBING, CEILING (TAKE-DOWN AND
<br />REINSTALLATION), ELECTRICAL, TELEPHONE COMMUNICATIONS EQUIPMENT OR HVAC WORK WITHIN CEILING
<br />PLENUM.
<br />8 ALL EXISTING APPURTENANCES NOT BEING REMOVED SHALL BE REFURBISHED WHERE REQUIRED. ANY LOOSE
<br />ITEMS TIGHTENED (CEILING EXIT SIGNS, ETC.) AND ANY MISSING PARTS REPLACED BY THE GENERAL CONTRACTOR
<br />TO ACHIEVE A FINISHED FIRST CLASS INSTALLATION AND APPEARANCE.
<br />9 ALL REQUIRED EXITS, WAYS OF APPROACH THERETO, AND WAYS OF TRAVEL FROM THE EXIT INTO THE STREET

<br />10 DEMOLITION NOT DESCRIBED HERE BUT NECESSARY FOR THE COMPLETION OF THE WORK SHALL BE THE
<br />RESPONSIBILITY OF THE CONTRACTOR. THE DEMOLITION DRAWINGS ARE ISSUED FOR INFORMATION ONLY AND
<br />SHOW THE GENERAL EXTENT OF THE DEMOLITION REQUIRED. THESE DRAWINGS DO NOT NECESSARILY SHOW

<br />11 ALL REMOVED MATERIAL OTHER THAN ITEMS TO BE SALVAGED OR REUSED SHALL BECOME CONTRACTORS
<br />PROPERTY U.O.N., AND SHALL BE REMOVED FROM OWNER'S PROPERTY. CLEAN UP AND DISPOSE OF DEBRIS
<br />PROMPTLY AND CONTINUOUSLY AS THE WORK PROGRESSES. SECURE AND PAY FOR REQUIRED HAULING PERMITS,
<br />DUMPING FEES AND CHARGES.
<br />12 ELECTRICAL, MECHANICAL AND PLUMBING ITEMS SHALL BE REMOVED TO THE FURTHEST TERMINATION POINT ON
<br />THE FLOOR. REMOVE ALL UNUSED AND DISCONNECTED HVAC, ELECTRICAL, PLUMBING AND PHONE/DATA
<br />CABLING ABOVE CEILING AND REMOVE TO THE FURTHEST TERMINATION POINT ON THE FLOOR. COORDINATE
<br />EXTENT OF REMOVAL WITH MECHANICAL/ELECTRICAL/PLUMBING DRAWINGS.
<br />13 EXISTING LIGHT FIXTURES, ELECTRICAL OUTLETS, RACEWAY AND WIRING ETC. WILL BE REMOVED AS NOTED PER
<br />ARCHITECTURAL AND ELECTRICAL DEMOLITION DRAWINGS.
<br />14 REMOVE ALL FIRE DAMPERS IN EXISTING DUCTWORK WHERE FIRE RATED WALLS ARE DEMOLISHED. REMOVE ALL
<br />FIRE DAMPERS THAT ARE NOT CODE COMPLIANT. REPLACE ANY FIRE DAMPERS WHERE DAMPERS WILL NEED TO
<br />BE UPGRADED TO MEET CURRENT CODE REQUIREMENTS AND RATED WALL IS SCHEDULED TO REMAIN.
<br />15 THERMOSTATS AND PNEUMATIC LINES SHALL BE REMOVED GENTLY AND COILED BACK TO THE DEVICE THEY
<br />CONTROL AND LEFT IN PLACE. ALL OTHER THERMOSTATS SHALL BE REMOVED AND RETURNED TO BUILDING
<br />OWNER.
<br />16 UPON REMOVAL OF THE EXISTING CEILING, THAT PORTION OF THE EXISTING MECHANICAL SYSTEM DESIGNATED
<br />TO BE RE-USED WILL BE EVALUATED BY THE ENGINEER. IF THE EXISTING MECHANICAL SYSTEMS ARE FOUND TO BE
<br />ACCEPTABLE FOR RE-USE, THEN THE EXISTING MAIN DUCT, VAV BOXES, PNEUMATIC CONTROL TUBING ETC. SHALL
<br />REMAIN AND SHALL BE PROTECTED TO AVOID DAMAGE TO EXISTING HVAC EQUIPMENT DURING DEMOLITION.
<br />17 CONTRACTOR TO VERIFY THAT ALL EXISTING LIGHT FIXTURES NOT BEING REUSED SHALL BE RETURNED TO
<br />BUILDING OWNER.
<br />18 THE EXISTING FIRE SPRINKLER SYSTEM SHALL REMAIN IN PLACE (ONLY DURING DEMOLITION). ALL OTHER
<br />FIRE/LIFE SAFETY EQUIPMENT SHALL BE LEFT IN PLACE. IF A STRUCTURE HOLDING A DEVICE IS REMOVED, THE
<br />CONTRACTOR SHALL SUPPORT THE FIRE/LIFE SAFETY DEVICE IN A MANNER THAT DOES NOT IMPAIR ITS FUNCTION
