PLUMBING GENERAL NOTESFIRE PROTECTION NOTESPLAN CHECK NOTES
<br />1. ALL FIRE PROTECTION WORK SHALL BE IN STRICT ACCORDANCE WITH CURRENT CALIFORNIA FIRE
<br />CODES, NFPA 13, 14, 24, 54, 70, 72, 75, 96, 101, AND 110, CURRENT CALIFORNIA BUILDING CODES, AND
<br />SHALL CONFORM TO ALL OTHER APPLICABLE REGULATIONS AND MEET REQUIREMENTS OF INSPECTING
<br />AUTHORITIES.
<br />2. THE FIRE PROTECTION SYSTEM IS A DESIGN AND BUILD RESPONSIBILITY BY A STATE LICENSED C16
<br />CONTRACTOR, AND FIRE ALARM SYSTEM BY A STATE LICENSED UL LISTED CONTRACTOR.
<br />3. ALL UNDERGROUND FIRE PROTECTION PIPING WITHIN THE BUILDING PERIMETER SHALL BE PROVIDED
<br />WITH APPROVED PIPE SLEEVES.
<br />4. COMPLY TO ALL SECTIONS OF THE FIRE PROTECTION SPECIFICATIONS.
<br />5. SUBMIT COORDINATED SHOP DRAWINGS, CALCULATIONS AND PRODUCT DATA TO THE ARCHITECT FOR
<br />REVIEW PRIOR TO INSTALLATION. EXACT LOCATION SHALL BE COORDINATED WITH ALL TRADES,
<br />ARCHITECTURAL DRAWINGS AND GENERAL CONSTRUCTION. OBTAIN FROM THE AUTHORITIES HAVING
<br />JURISDICTION AND LOCAL FIRE MARSHAL FOR THE STAMP AND APPROVAL PRIOR TO ANY INSTALLATION.
<br />6. SUBMISSION OF A PROPOSAL SHALL BE EVIDENCE THAT A CAREFUL EXAMINATION OF THE SITE,
<br />DRAWINGS & SPECIFICATIONS HAS BEEN MADE AND THE CONTRACTOR IS FAMILIAR WITH THOSE ITEMS
<br />AND AREAS THAT WILL PRESENT DIFFICULTY TO THE PERFORMANCE OF THIS CONTRACT. LATER CLAIMS
<br />SHALL NOT BE MADE FOR LABOR, EQUIPMENT, ETC NECESSARY TO COMPLETE ALL WORK AS A RESULT
<br />OF DIFFICULTIES ENCOUNTERED WHICH COULD HAVE BEEN FORESEEN.
<br />7. THE CONTRACTOR SHALL PAY FEES, GIVE NOTICE, FILE NECESSARY DRAWINGS AND OBTAIN PERMITS
<br />AND CERTIFICATES OF APPROVAL REQUIRED IN CONNECTION WITH WORK UNDER THIS CONTRACT. THE
<br />CONTRACTOR SHALL COMPLY WITH LOCAL LAWS, ORDINANCES, "STATE" OFFICIAL COMPILATION OF
<br />CODES, RULES AND REGULATIONS.
<br />8. ALL APPLICABLE CODES, LAWS AND REGULATIONS GOVERNING OR RELATING TO ANY PORTION OF THIS
<br />WORK ARE HEREBY INCORPORATED INTO AND MADE A PART OF THESE SPECIFICATIONS, AND THEIR
<br />PROVISIONS SHALL BE CARRIED OUT BY THE CONTRACTOR WHO SHALL INFORM THE OWNER, PRIOR TO
<br />SUBMITTING A PROPOSAL, OF ANY WORK OR MATERIALS WHICH VIOLATE ANY OF THE ABOVE LAWS AND
<br />REGULATIONS. ANY WORK DONE BY THE CONTRACTOR CAUSING SUCH VIOLATION SHALL BE
<br />CORRECTED BY THE CONTRACTOR.
<br />9. SPRINKLER HEADS LOCATED IN ACOUSTICAL TILE CEILINGS SHALL BE INSTALLED IN THE CENTER OF THE
<br />TILE.
<br />10. OBTAIN THE APPROVAL FROM THE ARCHITECT FOR FINAL LOCATION AND TYPE OF SPRINKLER HEADS
<br />PRIOR TO REVIEW BY ENGINEER.
<br />11. ALL MATERIALS SHALL BE U.L. LISTED FOR FIRE PROTECTION USE.
<br />12. SPRINKLER HEADS SHALL BE UL LISTED AND FM APPROVED. PROVIDE QUICK-RESPONSE TYPE WHERE
<br />ALLOWED BY AUTHORITIES HAVING JURISDICTION:
<br />(A) GYPSUM BOARD CEILING AREAS: SUBMIT, SUPPLY AND INSTALL PRODUCT, FULLY CONCEALED
<br />HEADS WITH FACTORY FINISHED COVERPLATE, SELECTED BY ARCHITECT, TO MATCH ADJACENT
<br />CEILING SURFACE FINISH PAINT.
<br />(B) ACOUSTICAL TILE CEILING AREAS: SUBMIT, SUPPLY AND INSTALL PRODUCT, FULLY CONCEALED
<br />HEADS WITH FACTORY FINISHED COVERPLATE, SELECTED BY ARCHITECT, TO MATCH ADJACENT

<br />(D) PROVIDE HIGH TEMPERATURE SPRINKLER HEADS IN ALL MACHINE ROOMS AND MECHANICAL
<br />ROOMS PER NFPA 13 STANDARDS.
<br />13. ALL BUILDING AREAS SHALL BE FULLY SPRINKLERED INCLUDING CANOPIES, WALKWAYS, UNDER
<br />EXPOSED MECHANICAL DUCTWORK OR ANY BUILDING PROJECTIONS OVER 48" THAT ARE ATTACHED OR
<br />DETACHED FROM THE BUILDING PER NFPA-13 REQUIREMENTS.
<br />14. THE ENTIRE FIRE PROTECTION SYSTEM SHALL BE HYDRAULICALLY CALCULATED.
<br />15. FIRE PROTECTION PIPING PENETRATING FIRE RATED WALLS AND FLOORS SHALL BE PROVIDED WITH
<br />STEEL SLEEVES AND CAULKED WITH SEALANT MATERIAL OF THE SAME FIRE RATING OF THE WALL EQUAL
<br />TO 3M FIRE BARRIER CONFORMING TO AUTHORITIES HAVING JURISDICTION REQUIREMENTS.
<br />16. COORDINATE WORK WITH ALL OTHER TRADES AND COORDINATE SPRINKLER HEAD LOCATIONS AND
<br />PIPING WITH LIGHTING FIXTURES, SPEAKERS AND DIFFUSERS, HVAC DUCTWORK, ETC. SEE
<br />ARCHITECTURAL DRAWINGS FOR EXACT LOCATIONS OF PARTITIONS, SUSPENDED CEILINGS, SOFFITS
<br />AND ILLUMINOUS CEILINGS.
<br />17. COORDINATE ALL FIRE PROTECTION TAMPER & FLOW SWITCH, FIRE ALARM BELL LOCATIONS AND
<br />CONNECTION WITH ELECTRICAL CONTRACTOR AND BUILDING FIRE ALARM MASTER SYSTEM.
<br />18. SPRINKLER DRAINS SHALL BE DRAINED INTO APPROVED RECEPTORS. COORDINATE DRAIN
<br />TERMINATIONS WITH PLUMBING CONTRACTOR PRIOR TO START OF WORK.
<br />19. COORDINATE ALL STRUCTURAL PENETRATIONS WHERE REQUIRED WITH THE STRUCTURAL ENGINEER.
<br />20. THE INSTALLATION OF SEISMIC BRACING FOR THE FIRE SPRINKLER SYSTEM SHALL BE SUBJECT TO THE
<br />APPROVAL OF THE LOCAL FIRE MARSHALL AND THE AUTHORITIES HAVING JURISDICTION. SUPPORT ALL
<br />FIRE PROTECTION WORK AND PIPING FROM BUILDING STRUCTURE AND/OR FRAMING IN AN APPROVED
<br />MANNER. WHERE OVERHEAD CONSTRUCTION DOES NOT PERMIT FASTENING OF SUPPORTS FOR
<br />EQUIPMENT, FURNISH ADDITIONAL STEEL FRAMING.
<br />21. ALL SYSTEM COMPONENTS AND HARDWARE SHALL COMPLY WITH NFPA STANDARDS AND SHALL BE
<br />APPROVED BY THE AUTHORITIES HAVING JURISDICTION.
<br />22. FIRE SPRINKLER INSTALLATION SHALL COMPLY WITH LOCAL AUTHORITIES' RECOMMENDED STANDARDS
<br />FOR SUSPENDED CEILING ASSEMBLIES. SPRINKLER HEADS AND OTHER PENETRATIONS THROUGH
<br />CEILING TILES SHALL HAVE 2" OVERSIZE RING, SLEEVE OR ADAPTOR TO ALLOW FREE MOVEMENT OF AT
<br />LEAST 1" IN ALL HORIZONTAL DIRECTIONS. ALTERNATE: TO USE UL LISTED FLEXIBLE PIPING FOR FIRE
<br />SPRINKLER USE THAT CAN ACCOMMODATE 1" OF CEILING MOVEMENT IN ALL HORIZONTAL DIRECTIONS
<br />TO BE PROVIDED AT THE TOP OF THE SPRINKLER HEAD EXTENSION.
<br />23. ALL VALVES AND FIRE DEPARTMENT CONNECTIONS SHALL HAVE PERMANENTLY AFFIXED SIGNS,
<br />INDICATING THEIR FUNCTION.
<br />24. SYSTEM SHALL BE DESIGNED TO MEET OWNER'S INSURANCE UNDERWRITER COMPANY STANDARDS AS
<br />APPLICABLE. IF THE DESIGN CRITERIA BY THE LOCAL INSURANCE UNDERWRITER IS MORE STRINGENT,
<br />THEN IT SHALL BE ADHERED TO.
<br />FOR FUTURE RESTAURANTS AND KITCHENS:
<br />1. FOOD OR DRINK SHALL NOT BE STORED, PREPARED, OR DISPLAYED BENEATH
<br />SOIL OR DRAIN PIPES, UNLESS THOSE AREAS ARE PROTECTED AGAINST
<br />LEAKAGE OR CONDENSATION FROM SUCH PIPES REACHING THE FOOD OR
<br />DRINK AS DESCRIBED BELOW. WHERE BUILDING DESIGN REQUIRES THAT SOIL
<br />OR DRAIN PIPES BE LOCATED OVER SUCH AREAS, THE INSTALLATION SHALL BE
<br />MADE WITH THE LEAST POSSIBLE NUMBER OF JOINTS AND SHALL BE INSTALLED
<br />TO CONNECT TO THE NEAREST ADEQUATELY SIZED VERTICAL STACK WITH THE
<br />PROVISIONS AS FOLLOWS:
<br />A) OPENINGS THROUGH FLOORS OVER SUCH AREAS SHALL BE SEALED
<br />WATERTIGHT TO THE FLOOR CONSTRUCTION.
<br />B) FLOOR AND SHOWER DRAINS INSTALLED ABOVE SUCH AREAS SHALL BE
<br />EQUIPPED WITH INTEGRAL SEEPAGE PANS.
<br />C) SOIL OR DRAIN PIPES SHALL BE OF AN APPROVED MATERIAL AS LISTED IN
<br />TABLE 701.1 AND SECTION 701.2. MATERIALS SHALL COMPLY WITH

<br />1. PRIOR TO BIDDING, CONTRACTOR TO VISIT SITE AND VERIFY FIELD CONDITIONS, DIMENSIONS, SPACING

<br />AND GENERAL ARRANGEMENT ONLY. DUE TO STRUCTURAL, MECHANICAL DUCT OR PIPING
<br />INTERFERENCE, RETAINED EXISTING FACILITIES, OR FOR OTHER REASONS, THE CONTRACTOR MAY
<br />DESIRE TO INSTALL THE WORK IN A MANNER DIFFERENT FROM THAT SHOWN. SUCH CHANGES SHALL BE
<br />PRESENTED TO THE OWNER'S REPRESENTATIVE FOR APPROVAL BEFORE PROCEEDING, AND THE
<br />RECORD DRAWINGS SHALL BE ACCURATELY REVISED TO SHOW THE CHANGES AS COMPLETED. DO NOT
<br />SCALE FOR MATERIAL QUANTITIES. ALL SCALING SHOULD BE REFERENCED TO ARCHITECTURAL PLANS
<br />ONLY.
<br />11. IF ANY EQUIPMENT SUBMITTED BY THE CONTRACTOR IS DIFFERENT FROM THAT SPECIFIED, OR
<br />REQUIRES CHANGES IN MATERIAL OR LABOR FROM THAT REQUIRED IN THE CONTRACT DOCUMENTS
<br />AFFECTING THIS AND/OR OTHER TRADES, SUCH CHANGES SHALL BE SUBMITTED AS SHOP DRAWINGS.
<br />SUBMITTALS SHALL INDICATE CREDIT DUE TO OWNER. CONTRACTOR SHALL ALSO BE RESPONSIBLE FOR
<br />PAYMENT OF ALL CHARGES RESULTING FROM ADDITIONS OR CHANGES IN THE WORK OF OTHER TRADES
<br />NECESSARY TO ACCOMMODATE THE REQUESTED MODIFICATION. ALL CHANGES SHALL BE SHOWN ON
<br />CONTRACTOR'S RECORD AND AS-BUILT DRAWINGS. ALL REVISED EQUIPMENT SHALL BE APPROVED BY
<br />CITY INSPECTOR AND A.H.J. PRIOR TO START OF WORK.
<br />12. UNLESS INSTRUCTED OTHERWISE, THE CONTRACTOR SHALL OBTAIN AND PAY FOR ALL PERMITS,
<br />LICENSES, INSPECTIONS, AND FEES REQUIRED FOR INSTALLATION OF ALL THE WORK AND ALL OTHER
<br />AGENCIES HAVING JURISDICTION OVER SERVICES TO THIS BUILDING. FURNISH FINAL CERTIFICATE OF
<br />INSPECTION OR WRITTEN EVIDENCE OF ACCEPTANCE BY INSPECTION AUTHORITIES FOR ALL WORK
<br />INSTALLED.
<br />13. REFER TO ARCHITECTURAL DRAWINGS FOR EXTENT OF DEMOLITION AND NEW CONSTRUCTION, FOR
<br />EXACT PLUMBING FIXTURE LOCATIONS AND QUANTITIES, EQUIPMENT, DEVICES, ETC.
<br />14. ALL PLUMBING EQUIPMENT STATUS (ON, OFF, FAIL/ALARM) SHALL BE MONITORED BY LOCAL/BUILDING
<br />BMS. THESE INCLUDE WATER HEATERS, PUMPS, WATER SOFTENERS, HEAT EXCHANGERS, FLOOD
<br />SENSORS, ETC. COORDINATE BMS MONITORING WITH BMS CONTRACTOR PRIOR TO START OF WORK.
<br />15. PROVIDE A COMPLETE PLUMBING SYSTEM FOR ALL AREAS IN SCOPE OF WORK INCLUDING PLUMBING
<br />FIXTURE ROUGH-INS AND ALL UTILITY PIPING. PROVIDE ROUGH-INS, EXTEND ALL PIPING (WASTE, VENT,
<br />COLD WATER, HOT WATER, ETC.) TO ALL FIXTURES AND APPLIANCES AS INDICATED ON THE
<br />ARCHITECTURAL DRAWINGS. PROVIDE ACCESSIBLE ISOLATION VALVES FOR CW AND HW AT EACH
<br />INDIVIDUAL PLUMBING FIXTURE (INCLUDING CHROME PLATED ANGLE STOPS AND P-TRAPS) AND
<br />EQUIPMENT.
<br />16. SHUT OFF VALVES, WATER CONTROL DEVICES, ETC. SHALL BE THE SAME SIZE AS PIPING SERVED,
<br />UNLESS NOTED OTHERWISE. ALL BRANCH LINES FOR DOMESTIC HOT AND COLD WATER SHALL BE
<br />PROVIDED WITH LINE SIZED ISOLATION VALVE WITH ACCESS DOOR.
<br />17. ALL CHROME PLATED ANGLE STOPS AT CW AND HW SUPPLY LINES SHALL BE INSTALLED AS CLOSE TO
<br />THE WALL AS POSSIBLE WITH CHROME PLATED ESCUTCHEON. ANY EXPOSED COPPER PIPING
<br />UPSTREAM OF ANGLE STOP SHALL HAVE CHROME FINISH.
<br />18. REFER TO ARCHITECTURAL DRAWINGS FOR DIMENSIONAL LAYOUTS AND EXACT LOCATIONS OF
<br />PLUMBING FIXTURES, FLOOR DRAINS, DOWNSPOUT NOZZLES, AREA DRAINS, ETC. WHERE DIMENSIONS
<br />ARE NOT GIVEN CENTERLINE FIXTURE PLACEMENT, MOUNTING HEIGHTS, SPOUT HEIGHTS, ETC., SHALL
<br />BE IN COMPLIANCE WITH THE FEDERAL ADA REQUIREMENTS AND THE CURRENT BUILDING AND

<br />19. ALL PLUMBING SYSTEM SHALL BE LISTED FOR ITS INTENDED USE AND SHALL COMPLY WITH THE
<br />REQUIREMENTS OF AUTHORITIES HAVING JURISDICTION.
<br />20. UNLESS OTHERWISE SPECIFIED, ALL PLUMBING ITEMS SHALL BE THE PRODUCT OF MANUFACTURERS
<br />REGULARLY ENGAGED IN THEIR MANUFACTURE. ALL ITEMS OF A GIVEN TYPE SHALL BE THE PRODUCTS
<br />OF THE SAME MANUFACTURER. THE CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFYING CURRENT
