EXHIBIT A <br />Drainage Infrastructure: Surface runoff from the site is conveyed within onsite curb and gutters <br />to an existing catch basin in N. Main Street and sheet flows to an existing drain inlet at the south- <br />west corner of the parking lot. In addition, sheet flows on the north side of the building flow to the <br />existing 10 -inch storm water drain that conveys unfiltered runoff to Santiago Creek. The Project <br />would cap this existing 10 -inch storm water drain. It would remain in place but would no longer <br />be used. All of the runoff from the site would be conveyed to infiltrating landscaping areas, catch <br />basins, and storm water drains that would be installed as part of the Project and would be sized to <br />meet the Project's needs. The onsite system would connect to the existing City drain system in N. <br />Main Street and Edgewood Road, which discharges to Santiago Creek. <br />3.7 Project Design Features <br />The Project has been designed to incorporate the following Project Design Features (PDFs) that would <br />prevent or lessen potentially significant environmental impacts associated with the Project. These PDFs <br />will be implemented in the same manner as mitigation measures. <br />PDF -1: The landscape plan will incorporate the existing mature trees located along the eastern Project <br />site boundary and to the extent feasible protect and preserve the existing mature trees within the 15 -foot <br />setback along the southern boundary within the 15 -foot setback along the southern boundary that were <br />identified as healthy by the Arborist Report. <br />PDF -2: The Project will include at least 25 electric vehicle charging stations. <br />PDF -3: The Project will include installation and maintenance of air filtration systems with efficiencies <br />equal to or exceeding a Minimum Efficiency Reporting Value (MERV) 16 as defined by the American <br />Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) Standard 52.2 within all <br />buildings. <br />PDF -4: Outdoor trash receptacles will be provided throughout the common areas of the site, including the <br />dog park area, for the tenants to dispose of their refuse in a proper manner. Property maintenance will <br />provide trash and waste material removal, including dog feces disposal bags, to maintain a trash -free <br />property. All wastes shall be collected and properly disposed of off-site. <br />PDF -5: The Project will include safety design features for security, such as low -intensity security lighting, <br />key pads for building access, security cameras, and 24-hour security personnel. <br />3.8 Construction Activities and Schedule <br />The Project would be developed over an 18 -month period, in one construction phase that includes the <br />following stages: (1) demolition of existing building, pavement, removal of infrastructure and some <br />landscaping; (2) grading and excavation; (3) construction of drainage, utilities, and subgrade <br />infrastructure; (4) building construction; and (5) paving and application of architectural coatings. No units <br />will be leased until construction of the entire Project is completed and occupancy permits have been <br />received from the City. <br />Construction activities would be limited to the hours between 7:00 a.m. and 8:00 p.m., Monday through <br />Saturday and excluding Sundays and federal holidays, which would be consistent with the City's Noise <br />Ordinance (Municipal Code Section 18-314; Special Provisions).
