The applicant also provided a presentation <br />that overviewed the project, amenities, community benefits, concerns and support, traffic, changes made <br />by the applicant to the project, and project benef ts. �hirty-two (32) verbal comments were received (three <br />in support and 29 in opposition) and nine written comments were received (one in support and eight in <br />Opposition).[ _ <br />On September 5, 2018, the developer, members of North Santa Ana Preservation Alliance, and City planning <br />staff met to discuss the proposed project. A list of questions, comments and concerns were raised by the <br />neighborhood. in follow up on September 24, 2018, information requested at the previous meeting was <br />provided by staff to members of the North Santa Ana Presentation Alliance. ----------------------- <br />Most__________________ ___ <br />`vlost recently, on November 26, 2018 khe public hearing for the project was continued to January 14, 2019 <br />and a second study session was conducted where staff presented information on the project, the Draft EIR, <br />comments received, the Final EIR and draft development agreement terms. The applicant also played a <br />video overviewing the project. During public comments 58 verbal comments were received (25 in support; <br />31 in opposition and two neutral) and 11 written comments were received (two in support and nine in <br />opposition). One comment letter on the DEIR from Lozeau Drury LLP was received and written response to <br />the comments was drafted (Exhibit 6). <br />Density <br />The revised project has reduced the density from 87 dwelling units per acre to 84 dwelling units per acre or <br />a floor area ratio of 2.21. Per the General Plan, the maximum floor area ratio of the subject property and <br />the properties to the north and west is 1.5 and the maximum dwelling units per acre of the residential <br />properties to the east and west is 7 dwelling units per acre. As proposed, the project has higher density and <br />floor area ratio than the surrounding properties. With the staff recommended changes to the project, the <br />maximum density of the project will be further reduced to 81 dwelling units per acre which is within the <br />range of densities approved for other multi -family projects in the City. <br />ommented [DH40]: This meeting was <br />cheduled 20 days Into a 45 day review <br />period for the DEUR.
