"Social Services Agency or SSA" means the Social Services Agency, County of Orange, or designee, or upon <br />written notice to Sublessor, such other person or entity as shall be designated by the County Executive Officer <br />or the Board of Supervisors. <br />"SSA Director" means the Director of Social Services Agency, County of Orange, or designee, or upon written <br />notice to Sublessor, such other person or entity as shall be designated by the County Executive Officer or the <br />Board of Supervisors. <br />"SSA/Facilities Services Manager" means the Manager, Social Services Agency/Facilities Services, County <br />of Orange, or designee, or upon written notice to Sublessor, such other person or entity as shall be designated <br />by the Director of the Social Services Agency. <br />2. PREMISES (1.2 S) <br />Sublessor subleases to County that certain property hereinafter referred to as the "Premises," described in <br />Exhibit A and shown on Exhibit B, which exhibits are attached hereto and by reference made a part hereof, <br />together with shared use of space in such areas as conference rooms, training rooms, kitchen/break rooms, and <br />other unspecified areas, as well as non-exclusive, in -common use of elevators, stairways, washrooms, <br />hallways, driveways for vehicle ingress and egress, pedestrian walkways, other facilities and common areas <br />appurtenant to the Premises created by this Sublease. <br />3. USE (1.3 S) <br />County shall use the Premises, during normal business hours of Monday through Friday from 6:00 a.m. to 6:00 <br />p.m. (excluding City and County holidays) in accordance with the CalWORKs program and the One -Stop <br />Center concept or any other lawful purpose in accordance with these services. The normal business hours may <br />be adjusted administratively, as necessary, upon mutual agreement of the Parties documented in a written <br />notice executed by both Parties. County shall not use the Premises or any portion thereof for any illegal or <br />unlawful purpose and will not cause or permit a nuisance to be created or maintained therein. <br />4. PARKING (1.4 S) <br />Throughout the term of the Sublease, County shall have the free and non-exclusive right to use two (2) parking <br />spaces. Said parking spaces will not be reserved, but rather shall be available in any unreserved parking spaces <br />in the parking structure shown on Exhibit B. Additionally, Sublessor will provide County's clients with <br />validation for two (2) hours of free parking. <br />In addition to said parking spaces, Sublessor shall also provide parking for disabled persons ("ADA Spaces") <br />in accordance with the Americans with Disabilities Act, Section 7102 of the California Uniform Building Code <br />and the applicable codes and/or ordinances relating to parking for disabled persons as established by the local <br />jurisdiction in which the Premises is located where the provisions of such local codes and/or ordinances exceed <br />or supersede the State requirements. <br />5. TERMINATION OF PRIOR AGREEMENTS (1.5 S) - intentionally omitted <br />6.
