7. OPTION TO EXTEND TERM (1.7 S) - intentionally omitted <br />8. OPTION TO TERMINATE SUBLEASE (1.8 S) <br />Both Parties shall have the option to terminate this Sublease at any time upon giving the non -terminating Party <br />written notice at least sixty (60) days prior to said termination date. <br />If the Master Lease is terminated, Sublessor shall provide notice to County of said termination which will <br />effectually terminate this Sublease. <br />9. RENT (1.9 N) <br />County agrees to pay Sublessor as rent for the Premises the sum of Two Thousand Nine Hundred Seventy <br />Eight and 95/100 Dollars ($2,978.95) ("Rent") per month commencing the first day of the first full calendar <br />month following the Effective Date ("Rent Commencement Date"). <br />To obtain rent payments and payment of any amounts hereunder Sublessor (or Sublessor's designee) shall <br />submit to SSA/Facilities Services Manager, in a form acceptable to said SSA/Facilities Services Manager, a <br />written claim for said rent payments. <br />Payment shall be due and payable within twenty (20) days after the later of the following: <br />A. The first day of the month following the month earned; or <br />B. Receipt of Sublessor's written claim by the SSA/Facilities Services Manager. <br />Payment shall be due and payable within twenty (20) days after the first day of the month following the month <br />earned. <br />Should County occupy the Premises before the Effective Date and/or Rent Commencement Date, Sublessor <br />shall be entitled to pro-rata rent for the period of occupancy and the amount of space occupied prior to the <br />beginning of the Term based upon the monthly installment above. Said Rent shall be included in the rent <br />payment for the first full month of the Sublease Term and shall be paid by County at the time of payment for <br />said month. <br />10.
