ORANGE COUNTY TELECOMMUNICATIONS NETWORK (2.8 S) <br />Sublessor agrees that County may install, at County's sole cost and expense, telecommunication devices in, <br />on, or around the Premises and Building in accordance with the relevant and applicable County <br />telecommunications network plans and specifications. It shall be County's responsibility to obtain all <br />governmental permits and/or approvals required for such installation; however, Sublessor shall reasonably <br />cooperate with County as necessary or appropriate, to obtain said permits and/or approvals. Additionally, <br />County or County subcontractor has the right to enter the Premises and/or Building to maintain, repair or <br />replace the County telecommunications network consistent with said contract between County and service <br />provider. County may, in its discretion, remove any cabling, conveyance systems or cabling conduit <br />installed by County. When the Sublease is terminated, County reserves all rights to remove, in its <br />discretion, any such telecommunication improvements from the Premises and/or Building. <br />19. REPAIR, MAINTENANCE, AND JANITORIAL SERVICES (2.9 N) <br />Pursuant to the Master Lease, which is attached hereto and by this reference made a part hereof as Exhibit C, <br />Sublessor and Owner have various responsibilities for repairs and maintenance to and within the Premises <br />and common areas. Sublessor and Owner shall provide services, repairs and maintenance within the <br />Premises at their own respective cost and expense (including, but not limited to the repair and maintenance <br />of the HVAC system, plumbing, fire extinguishers, pest control) consistent with Exhibit C. Sublessor shall <br />use its best efforts to cause Owner to provide the repairs and maintenance to the Premises required by the <br />Master Lease. Provided, however, County shall repair any damage caused County negligence in its use of <br />the Premises. <br />Additionally, the Owner shall provide janitorial supplies and services to the Premises consistent with the <br />Master Lease, Exhibit C, and Sublessor shall use its best efforts to cause Owner to provide said required <br />janitorial supplies and services. <br />In the event Sublessor's best efforts fail and Owner does not perform its repair, maintenance and/or <br />janitorial obligations as set forth in the Master Lease and this Clause 19, upon thirty (30) days' notice by <br />County to Sublessor, County may cause such repair, maintenance and/or janitorial obligations to be <br />performed and deduct said cost from its next payment of Rent. <br />20. UTILITIES (5.2 N) <br />Sublessor shall be responsible for and pay, prior to delinquency date, all charges for utilities supplied to the <br />Premises. <br />21.
