DESIGN GUIDELINES 1 4 <br />Projects must be consistent with the intent of the guidelines. <br />However, alternative design approaches that meet the intent of the <br />Design Guidelines but are not expressly discussed within this Section <br />may be considered by the decision -making body. <br />This document includes guidelines for the development of <br />residential, commercial, and office projects within the Specific Plan <br />area. Graphics and diagrams are included to illustrate guideline <br />intent and are not intended to show the only possible design <br />treatment. <br />Subsequent Builder Design Guidelines will be prepared prior to <br />building permit issuance for the first implementing project (not <br />including freestanding parking structures) within the Urban Village <br />district to ensure consistency of streetscape elements, such as: <br />- Street lighting <br />Benches <br />Planters <br />Decorative paving <br />Bollards <br />Specific Street Tree types <br />Modification of the Existing Mall Structure <br />The following design guidelines are tailored primarily to address new <br />development within the Specific Plan area. Per Section 3, as <br />individual projects are implemented within the Urban Village District, <br />portions of the directly facing existing mall fagade will be examined <br />by the owner's design team to determine the need for potential <br />improvement or renovation, including modification of sidewalks, <br />landscaping, addition of pergolas, or other architectural upgrades to <br />the existing fagade. <br />4.1.4 Related Standards and Guidelines <br />The City of Santa Ana has additional design guidelines, standards, and <br />regulations that should be reviewed during the design process for any <br />new development or renovation. The MainPlace Specific Plan design <br />guidelines take precedence over other City design guidelines. Design <br />criteria not addressed in the MainPlace Specific Plan will default to <br />the recommendations made in the applicable City design guidelines. <br />City of Santa Ana Municipal Code <br />City of Santa Ana Commercial Design Guidelines <br />City of Santa Ana Residential Design Guidelines <br />■ Commercial Area Landscape Standards <br />4.1.5 Guiding Principle, <br />The design guidelines are intended to establish a high standard for <br />design within the MainPlace Specific Plan area. The Guiding <br />Principles are described in more detail in the Introduction Section of <br />this Plan. <br />The overall goal is to create an experiential community with a mix of <br />uses that cater to the needs and desires of all community members, <br />from families to young working professionals, to seniors looking to <br />live in close proximity their favorite restaurants and stores. <br />Successful design depends largely on having the correct composition <br />of uses, the appropriate size and form of buildings, a relationship of <br />those buildings to open space, the ability for people to get to the area <br />easily through multiple modes of transit, and the ability to easily <br />explore the space once inside. The ultimate goal of these design <br />guidelines is to ensure that future development incorporates these <br />elements to create an exciting, unique, and enjoyable experience for <br />shoppers, residents, visitors, and working professionals alike. <br />MAINPLACE SPECIFIC PLAN 1 4-2 <br />
