TTT <br />The following Guiding Principles were created in order to ensure that <br />the design guidelines are supportive of the overall vision of the <br />MainPlace Specific Plan. <br />Guiding Principle 1: Preserve the Mall as an Iconic Local Shopping <br />Destination. <br />Guiding Principle 2: Create a Unique Lifestyle and Entertainment <br />Experience. <br />Guiding Principle 3: Promote a Diverse Mixture of Uses. <br />Guiding Principle 4: Enhance the North Santa Ana Cultural <br />Experience. <br />4.2 Site Planning and Building Placement <br />The first consideration for any development project is the site plan. <br />The site plan considers the layout of buildings, open space, parking, <br />and other uses within the site as well as the relationship of the site <br />to the surrounding context. The arrangement and character of the <br />buildings and their relationship to open space is what creates a sense <br />of place and determines the quality of the urban form. <br />DESIGN GUIDELINES 1 4 <br />-■e I <br />1., <br />Buildings should be located to define common open spaces. <br />4.2.1 Building Placement and Orientation <br />Proper building placement on a site is critical to shaping the overall <br />character of an area and how users experience that site. Building <br />placement determines the movement of people and vehicles into <br />and through the space, informs the defining characteristics of open <br />space, and establishes a relationship between uses of those buildings <br />throughout the site. <br />Building orientation refers to the direction in which a building is <br />facing on a site. The positioning of windows, rooflines, and other <br />architectural features can be designed to take advantage of passive <br />and active solar opportunities. Additionally, the orientation of <br />commercial storefronts and entrances on major pedestrian activity <br />routes is an important factor in determining the long-term success of <br />commercial retail uses. <br />MAINPLACE SPECIFIC PLAN 1 4-3 <br />
