DESIGN GUIDELINES 14 <br />A. Building Sitini <br />DG - 1 Buildings should be located to define, connect, and <br />activate public and private open spaces as usable plazas, <br />parks, and gathering spaces. <br />DG-2 Buildings should be located directly adjacent to the <br />pedestrian walkway to promote ease of access and an <br />urban environment. Landscaped setbacks are only <br />recommended where commercial, residential, office, and <br />hotel uses abut public streets. <br />DG-3 Buildings should be generally oriented parallel to streets <br />with varying setbacks to provide visual interest and varying <br />shadow patterns. <br />DG-4 When possible, free-standing buildings should be sited <br />along street frontages. Buildings sited along street <br />frontages in conjunction with landscaping treatment helps <br />to screen parking areas. <br />DG-5 Buildings should be oriented to promote privacy for <br />individual residential units to the greatest extent possible. <br />DG-6 Buildings should be arranged to provide convenient access <br />to transit stops. <br />DG-7 Buildings and on -site circulation should be organized to <br />minimize areas of conflict between pedestrians and <br />vehicles. <br />DG-8 Link buildings to pedestrian areas such as sidewalks, <br />parking structures, and parking lots and provide physical <br />separation of pedestrians and vehicles wherever possible. <br />DG-9 Buildings with first floor storefronts should be oriented to <br />face onto a private sidewalk that is easily accessible to <br />visitors. Buildings should avoid having primary entrances <br />face onto Main Street or are oriented towards the 1-5 or I- <br />22 freeways. <br />DG -10 Buildings should be oriented to take advantage of sun <br />angles and exposure in order to minimize the need to <br />mechanically heat or cool the building at different times <br />throughout the year. <br />DG -11 The finished floor of ground -level uses should not be <br />significantly above or below the adjacent sidewalk. <br />DG -12 On -site grading should not significantly impact adjacent <br />properties. <br />B. CompatiLMILY <br />DG -13 Commercial, residential, and office uses should be woven <br />together into one cohesive planning area and not isolated <br />as individual uses. <br />DG -14 Commercial, residential, and office structures may be <br />placed adjacent to one another, provided they meet the <br />required minimum setback, in a horizontal mixed -use <br />setting or stacked with residential on top of commercial or <br />office uses to promote an urban environment. <br />DG -15 When residential and commercial uses are located in the <br />same structure in a mixed -use setting, development <br />should provide separate entrances for each use. <br />DG -16 Residential uses should not front onto commercial or <br />office loading areas or back -of -house facilities. <br />MAINPLACE SPECIFIC PLAN 1 4-4 <br />
