DESIGN GUIDELINES 1 4 <br />D. Vehicular Access and Circulation <br />DG - 23 Ingress and egress points to the site should align with <br />access points on adjacent properties to create <br />opportunities for four-way stops and intersections. <br />Driveway access locations should also consider adjacent <br />driveways. <br />DG - 24 The site entry driveway location should be coordinated <br />with existing or planned median openings. Driveways <br />should also line up with driveways on the opposite side of <br />the public roadway. <br />DG - 25 Internal streets should efficiently facilitate movement of <br />vehicles from external streets to parking lots and <br />structures. <br />DG - 26 Elements such as speed bumps, mid -block crossings, and <br />other traffic calming measures should be implemented <br />where feasible. <br />DG - 27 Site circulation should allow for and facilitate emergency <br />access to the site and all buildings. <br />A. Service Areas, Trash Enclosures, and Utilities <br />DG - 28 Service areas, such as loading docks, utility areas, and back <br />of house entrances should be visually blocked with <br />landscaping or vertical hardscape elements or <br />incorporated within the shell of the building. Some short- <br />term retail loading may be located on the street. <br />DG - 29 Loading and unloading zones should provide adequate <br />space for maneuvering into and out of a loading position. <br />These areas should be designed to integrate with the <br />entire development. <br />An example of one method used to hide the service facilities for a big -box <br />retail store. <br />DG - 30 Refuse, storage, and equipment areas should be screened <br />from public streets and/or neighboring residential <br />properties. Screening should be compatible with the <br />design of adjacent architecture. <br />DG - 31 Refuse storage areas that are visible from upper stories of <br />adjacent structures should provide an opaque or semi - <br />opaque horizontal cover/screen to reduce unsightly views. <br />The screening should be compatible with the design of <br />adjacent development. <br />MAINPLACE SPECIFIC PLAN 1 4-6 <br />
